    I love a nice daily driver.I purchased mine for this reason but as the value climbed i became worried about it and the pleasure of driving it has left. So now it is unregistered and stored away safely until it is sold( Hopefully soon)
    I am toying with the idea of purchasing a hk/ht/hg monaro for a bit of a long term project but there values are so high now too i might wait to see if they correct in a year or so.

    Yes its been some time now but at the time it was the highest priced one on the market which limits the pool of potential buyers. There are a couple of buyers very interested but they need to free up the cash by selling other assets first. $110,000 is my best offer  so far and it also got to this on ebay but i am holding out for a bit more.
    One was recently listed on  australianmusclecarsales with less than 1000 klm asking price  ######  $260,000 #####
    So there are only a hand full  for sale australia wide with mine only second to this car. Hopefully it will sell soon and i can progress with my investing.

    Hi LA. I always like your posts as i tend to always agree with your thinking. And i do this time as well. But you must admit that on a few of these property forums there seems to be some people missing the point completely. What many want to do is better there standard of living yet they are more than happy to lower it for the majority of there life to achieve it in there later years.Like i have said i am in the middle. I bought a plasma but only when there were cheap. I buy the odd gadget but i only have one credit card with nil owing. I think you can balance both. I admit the majority of my friends are living pay check to pay check. They will get stung in the near future.
    There was this guy that worked near me for 5 years. He would come up and read our paper because he didnt want to buy his own. His clothes were old and ratty.He bought old spoiled food because it was cheaper. He was also worth millions. Well two years ago he retired to a penthouse on the top floor of a goldcoast apartment building and guess what his life is like now.
    He still spends nothing and therefore does nothing,
    His wife left him because of there poor standard of living
    He still reads the free papers at maccas
    He basically lives a lonely crap life because his saving habits have taken over his life and he cant change. He has told me of his regrets in missing his life. Now i know this is a extreme case but i see signs of this in some people and i think it is sad. Life is about balance.

    Also should add. My PPOR will be paid of within 18 months, I have a IP with more to come soon so im not wasting my money. I believe in a balance. And thats how im living my life. So now im off to dinner with my mates. Tomorrow we are going camping up the river and im going to get some fishing in too. Lifes great.

    OK a background of my life. I come from a very poor family.  Food was scarce,Regular beatings for no reason whatsoever, new clothes never, and i cant say how much i enjoyed going to school and being hassled by everyone because of the ratty clothes i wore everyday.I loved my mum but her priorities didnt include me and my dad had a life with another family that i wasnt part of.Dont tell me about roughing it. And as for other poor people. I offered a year of my life to help others not as well off as me with no pay. Just food and accomodation.WHAT HAVE YOU DONE. Despite all i have been through and all i have seen am i bitter. Not at all. Its made me what i am today. I still love my family and i work extra hard so i or any future family i have will not have to go through the things i did.I am now succesfull in my career, a friend to everyone and hate no one, Married to my soul mate and i'm also enjoying the good things in life. I have a PLASMA, I buy new clothes,i go on holidays, i buy things for no reason, i give to the needy including my family,I give with no intention of getting it back. I have seen both sides so i am telling you. If you have the means to enjoy life through purchasing things you enjoy DO IT. My grave stone may say OWNED A PLASMA but it beats saying 10 IP,S MILLIONS IN THE BANK AND  WATCHED MY ENTIRE LIFE FROM THE SIDELINES.

    This post is not directed at anyone. Many need to save every penny to get ahead i understand. Just dont forget that you only have so many years on this planet and although you dont need material things to enjoy it. If you have the means i say enjoy evrything you can.

    I will start by saying each to there own. But some people are just tight . They get so caught up in the money making cycle they forget to live.Im all for saving and watching your spending but some people live on baked beans,drive crappy old cars,never go on holidays and where crappy clothes all there life. FOR WHAT. So they can retire at say 50. Guess what dumb ass, half of your life is over and you have done nothing but accumulate wealth without enjoying it. And i know many people that have done this and when they do retire at 50 ,guess what. They still live like a tight ass because its all they know. What a waste of a life. So while i agree that you should save and live cheaply when you have to but get real about it. Live your life too. Your dead along time so enjoy what this modern world has to offer. Every now and then. Buy nice clothes, Go out for dinner, By a decent car at some point in your life and maybe,just maybe by a PLASMA.

    I currently owe $190,000 on my PPOR worth $345,000. I will soon be paying a lump sum into it of about $130,000 reducing my loan to about $60,000. I plan to setup a LOC account of about $100,000 and leave about $50,000 available funds for redraw. Then i have cash if required for any reason. A LOC account to purchase any bargains that might pop up. And even if i drew all this available funds the total debt will still be way below house value even if it did drop 30% or more.To me thats a fair stratagy for bad times.

    Check out  australianmusclecarstables.com.au Similar site to the one mentioned above. My group a walkinshaw is for sale there. Im getting out now incase things get rough next year. Best to pay a big chunk of my PPOR i think and set up a nice buffer. Although i will get another cheaper toy as well. Gotta live and have fun too.Nice tax free profit.

    A work mate bought a house there 6 years ago for $130,000. the area has troubles with dodgy locals and is severly effected by weather. When in drought the population drops massively. He sold his house 6 months ago for $130,000. Thats a profit of NOTHING. I would be careful.

    Cars Depreciate & Houses Appreciate so I have never bought a new car or anything over $20,000.

    Bought my car for $40,000 two years ago. Now worth over $125,000 tax free.
    HO phase three fords were under $100,000 grand a few years ago. Now you will not find one under $500,000 with some for sale at the mystical figure of 1 MILLION.
    So all though i do agree in general , at the moment there is a muscle car boom on and big profits are being made for early aussie muscle cars. So for those looking for something different its worth checking out.

    Our weddong cost $20,000. Its the biggest moment in many young girls lives. I was happy to spend that on my wife.Im all for saving for your future but fair go. If you be too much of a cheap bastard you will be sitting in you mansion rich and ALONE becouse no one wants to live with a tight arse. Just my thoughts.

    I love crunching numbers. I have a calculator sitting next to me at home. The wife thinks ive lost it. Ill see a property and go through a bunch of WHAT IFS. Seing if its viable or what a reno will do. It helps hone your skills i think.

    My IP is a two bedder. I think it comes down to the area.
    My town has a large housing estate full of 4 bed two bath double garage houses. Nothing real unique there. I decided to buy in central town away from the big housing estate and the property is a more up market renovated house.I was aiming at the single or buisness couple. It worked as it was picked up in one day by a single buisness man for more rent than the more expensive 4 bedders in the estates.
    I guess you want something that is unique. If the twenty or so houses near you are exactly the same then that might drive your rent down.

    My first IP gives a 4.6 % return before tax and the area has shown little growth. Live and learn i guess Im looking outside my local area for IP number 2

    Hello Badgers_Ar_Us. Nice to talk again. How is your day going.

    To me what makes a forum is the varied opinions and responses. Who would want to read this stuff if it was all the same opinion. BORING.
    I agree that a lot of peoples responses would be waited in the direction they want. In a way they are trying to convince themselves as much as others.
    Many on this site are extremely negative.
    Some are overley positive
    I like to listen to all opinions as it helps to hear both sides of the spectrum.
    I definately wouldnt make any decision based on comments from this site alone. That woud be stupid.But i do believe many post may open your eyes to something you were not aware of that you could research further.

    What i dont agree with is people attacking posts becouse it is not what they were thinking. If someone has a different opinion. Except or voice your opinion and MOVE ON

    In reference to THE GREAT PROPERTY CRASH. After reading it again i still feel you went on the attack becouse people were thinking positive. Not anyone else.People were not kidding themselves about the state of the market. Most except that there are stormy days ahead. They were just saying to stay positive.Hardley a bad thing to do regardless of the property cycle.
