Without seeing the comment in context and not being able to read Steve’s mind I would suggest that Steve was saying sometimes there are more important things to consider, one of which is ensuring you and your loved ones’ needs are adequately catered for.
I suspect someone felt they had been ‘wronged’ and was seeking some degree of compensation and maybe they had lost sight of some of the more important things in life.
My guess only.

The Sydney market has cooled for the last three years in succession – it has not crashed and I suspect that (subject to interest rate movements) it has reached it’s ‘bottom’

For what it is worth I believe there is a lot to be said for addressing this debt first – based on figures provided you could make a huge dent in this debt in a year, thereby placing you in a much stronger financial position.
A personal loan is non-deductible and as such will be a drain on your finances as long as it remains in situ.
Sure this means that you need to take a big breath but sometimes a little backward step to stabilise what you have is not a bad thing.
Tackle this debt head on and then move onto stage two of your investment journey – the actual investing. Spend the time between stage one and two learning and learning and you’ll be surprised how fast time flies – especially when you have an end point in sight.

Coincidentally I have just finished reading Michael Matusik’s latest snapshot. In it he discusses, at length, the Queenslnad residential markets. Some of the key points he makes are;
1. Last year Qld remainined the strongest growing state in terms of population. 75000 people moved into Qld of which 33000 moved into Brisbane – second to Melb.
2. In 2005/06 118000 fulltime jobs were created in Australia of which 43% were in Qld.
3. SEQ contributes 11% of GDP.
4. 5 mill people projected to live in SEQ in next 50 years.
5. Rental vacancy rate in Brisbane is 1.5%
6. Brisbane market is undersupplied at present by the equivalent of four months.
7. 62% of Qlders think that now is a good time to buy property.
8. Median prices grew by 3% last year in Brisbane.
9. Weekly rents (using two bed apartment as barometer) grew by 11% in Brisbane.
10. Sales volumes up by 82500 over 2005/06In the same issue Matusik does raise the issue of ‘affordability’ and the constraints that may play on some sections of the market.

I believe the Perth market is well and truly overheated at the moment and unless you are prepared to invest for the long term (and ‘know’ with a degree of certainty that the next few years will be slow) then Iwould look elsewhere.
Affordability constraints are looming and the current market is a replica of eastern capitals in 2002/2003 period. Some of the investors and home owners who purchased at the top of those cycles are now sitting on negligible growth, or in some cases negative equity.
While ‘time in’ is important do not overlook ‘timing’

An ‘offer’, even of part payment may be seen as acknowledgement of liability. This needs to be determined first.

I think you posted this article in the wrong forum – it should almost be in forum frolic.
A large song and dance for …………………………….$36/week.
He is seeking to refinance on two $500K loans seeking cheaper money. If his broker is any good he will be on a professional package (where rates are competetive anyway) and I assume he will have to pay mortgage duty and fees in order to find a cheaper lender.

You are the only one that can answer your question as we do not know enough about you, your finance, your plans, your timelines and so on. All of these factors, and others, will influence your decision.
For me you need to go back and work out why you bought this block of land, is the block delivering this aim (or not)?
If the block is delivering (and you can afford) it then hang onto it.
If the block is not delivering – then sell it.
If the block is costing you too much then sell it.
As for the build options – you need to do your sums. Work out the cost of building, required additional funds, capacity to finance the additional funds (and meet repayments), expected rental returns, vacacy rates etc and then use maths to work oout you plan of action.
Different people will do different things and your choice needs to suit you and not us.
