Hi Jeff,For what it is worth – your statement "how prices in Bunbury and Rockingham could rise" could applay equally to all Perth suburbs and also to many parts of WA. Rental market in the inner ring (just outisde the Perth CBD) seems to be tightening at the moment. REIWA reported 25% more sales this year than at the same time last year (even…[Read more]

Was on a Webinar earlier this week with a Sydney based buyers agency who were doing some work in the area. Returns and prices looked reasonable.

Hi Dkb,Have you identifed the type of property you are seeking and your state of preference? The reason I ask is that there are buyers agents (some of mixed quality I might add) who have a particular focus on particular properties in particular states. If part of the attraction of Destiny was they have an office in Perth you will find business can…[Read more]

Generally speaking purpose built student accommodation is cashflow positive and people can dive into these types of property for cashflow alone. Trouble is a number of the 'other' reasons against student accommodation, such as those mentioned here, do not become evident until it is too late.Clearly research is/was needed to avoid these pitfalls..…
Derek replied to the topic Prospective tenant has pets, what do you do? in the forum Help Needed! 12 years, 8 months ago
Goldfish or Great Dane – does make a difference. Some states allow you to add clauses and penalties specifcially relating to the leasing of a property to a tenant with pets.Check your states 'tenancy acts' to see what applies in your state. Some pets are not a problem and having them onboard too can be a good thing. Make sure you get before and…[Read more]

You need to look for areas that have mines going in or just gone in.Hi Tony, Not sure I agree 100% with this comment. There are cases where mining companies have signalled they are 'going in' or indeed have just 'gone in' and they soon find their feasibilities were not up to scratch. Eg BHP and Ravensthorpe. Derek replied to the topic 6 Year CGT Exemption in the forum General Property 12 years, 8 months ago
HI Jackie,No – Terry is saying that the 6 yr exemption rule only kicks in after you have initially moved in.Based on your earlier post the time when you have a tenant in the property (just after purchase) will be subject to CGT. When you move in and establish the property as your PPOR you will then be eligible for the 6yr exemption rule should you…[Read more]

Just keep the reno loan as a separate loan and make sure you only use that loan for the reno costs. It does not matter what the loan is secured by. The purpose of the loan determines deductibility. In this case the loan is being taken out for a reno so the reno loan will not be deductible.

The key is as Luke (?) said earlier – it all depends upon an indviduals circumstances. For me bottom line is portfolio should be at least genuinely neutral (exc tax breaks) at time of retirement. This means the portfolio is being held without any erosion of other assets to hold the portfolio either through an…[Read more]

The 'cooling off' period really allows a potential purchaser to rescind the contract simply because of a 'change of mind' – the key thing is to understand the length of colling off period in each state.
