    Can you make any improvements to the property to attract more rent eg fans, air conditioning, floor coverings?

    Can you reduce your loan amount?

    Go with your instincts. If you don’t feel good about it now, chances are it will only get worse.

    I suggest you decline the application. Thats why they make applications. You have a choice. Don’t worry about the agent, they can find you another tenant you will be happy with. It’s not ALL about money. You have to be happy too.

    There is no rush to go out and buy straight away. Do your research and study as already suggested, so that you can identify a bargain when one presents itself.

    In the meantime focus on paying off your home as quickly as possible or building up your savings in a mortgage offset account.

    Work out what you like first, then study, study, study, read books.
    Know your market.
    Then when you find a bargain you will know you can’t go wrong if you buy it.

    Check it out thoroughly before you buy.
    Is it Cash Flow Positive?
    What is the net income and what are all the expenses?
    Are you allowed to live there yourself if you want?
    What is your long/short term plan?
    What investment structure are you going to use?

    Has the Darwin property increased in value? If so, what is it worth now? It may be worth taking the capital gain. How long have you held the property?

    I can’t speak about Melbourne but Inner and Near City Suburbs in Brisbane do outperform outlying suburbs. The yeilds are lower but the Capital Gains are higher.

    Don’t waste your money.
    For a little more you can buy a split system inverter AC
    They are more efficient, quieter and cheaper to run.

    What about if you lived in the house as your PPOR?
    How long would you have to live in the house so that there would be No CGT? Is it 6 months?

    I am looking at a similar venture.
