Man this seems like a really turn around to the posts I read 2 years ago about the US market.
Hope everyone thinking about US investing reads the posts in this Topic.
I've lost my Buffalo house to city council cause of deviant attorney and silly council sending rates notices etc to wrong address for 3 months, plus thousands in repairs with bad property management. Couldn't face the thousands of dollars needed to take city to court for a house that halved in value since sub prime problem, then hope to sell for whatever.Then Texas…… oh well that's just same drama different place!!
I have spent just a little time weighing up shares vs property, at least I can control shares without needing manager, and sell whenever I want.
Wish everyone well in their investing plans, wherever and whatever that may be.
I've never had trouble buying, but tonnes of trouble with everything else. After 18 months I've decided to get out of US market. Hopefully will sell my Mobile house in Texas soon (anyone interested can message me), then can close that door for good. I feel like anything that could go wrong has gone wrong.
I say good luck to anyone thinking of being a landlord on US properties!
I actually traveled to Buffalo and found a great deal with excellant tenants, but everything else has been a real nightmare – banks, attorney, furnace and PM. I'm considering firing my PM, but don't know who else to get to manage it. May even sell or try and get tenants to buy it. Basically the PM has 2.5 months rent and won't answer my calls. I even had reference from another Aussie investor.
I'm not planning on any more deals in WNY, and will now only do deals through the Aussie guys that are finding deals in Texas. Cheaper to buy through them than travel for each deal and they have PM's to work with.best of luck

Hi all,
I purchased my first IP in Buffalo this year and had an extra two months wait for the closing. Now I can’t get hold of the attorney I used so have needed to ask another attorney to get me copy of deed!Does anyone have direct advice or contacts in order to get some type of lending on my $15,000 single house. I take it that we FN’s can’t get lending in an LLC name?
I also want a credit card in US. Anyway recommend a bank or other for this?thanks
