    I don’t know the town from an investing point of view, although i hear the people in the town are somewhat strange, & some have 2 heads.[cigar]

    I purchased a 4 x 2 about 60 days ago.
    Price: $330000
    Rent: $400.00 per week

    Being about 5 years old, it’s nearly cash natural after depreciation.

    Hey Red,
    I currently have a few property’s out here and the growth of late has been quite good. If you are seriously looking at purchasing in Kal I would recommend a 4 by 2 as currently there is not too many available for rent. Also look at buying in Hannans or Lamington.

    I looked at some on the market in South Perth & found the following:
    • The returns were not flash
    • The bank wanted a huge deposit
    • The past growth was average
    • The future growth was very speculative

    Subsequently I spent my money elsewhere.
    This topic was discussed recently & there were some very informative posts.

    Management fee – 8.8% of annual gross collections/annum
    Property condition report @ commencement of each tenancy – $99.00
    Final Bond inspection @ termination of each tenancy – $88.00
    Routine inspection reports – $49.50 (every 3 months)
    Postage/petties etc – $9.90/month
    Advertising up to $220.00
    Fixed management fee – N/A

    The above is very similar to what I am paying for property management of my Perth property. In addition to the above, I am required to pay one week ‘letting fee’ each time there is a change in tenants.

    It looks a little suss to me. Not only are you hoping, praying & pleading for capital appreciation, you could find yourself in serious debt should / when interest rates rise& or the capital growth is not what was initially expected. I would be interested in some of the more experienced investors’ opinion on this type of product.

    I have been using Terri Scheer. I haven’t needed to make a claim so i can’t realy coment on their service.

    I usually won’t consider a property returning less than around 6%. The average return for my Kalgoorlie properties is around 6.5%. Feel free to PM me if you would like any additional info on the area. P.s. I currently live in Kalgoorlie. [cigar]

    I have mainly concentrated on purchasing properties with long GEHA leases. Although the rents are slightly lower than on the open market, they do offer stability & a guaranteed income from a government department. I have also noticed that the majority of people renting like to live in the northern parts of Kal (ie. Hannans, Piccadilly & Lamington). [cigar]

    Hi Dave,
    Some companies only pay super on a standard 38 / 40 hour week, while others pay super on all hours worked / total gross earnings. It should be outlined in your terms of employment.

    I drive a company Hilux. I would like to buy a nice bike at some stage. Maybe a hog. I would like to buy a few more houses first.

    Hi Peachy,
    Although my total property purchases are minimal (less than a hand full), I have made successful offers at the asking price & up to 15 – 20k less. It really needs to be done on a case by case basis. I would also be interested if other have a general ‘rule of thumb’ so to speak.
