Hey Red,
I currently have a few property’s out here and the growth of late has been quite good. If you are seriously looking at purchasing in Kal I would recommend a 4 by 2 as currently there is not too many available for rent. Also look at buying in Hannans or Lamington.

I looked at some on the market in South Perth & found the following:
• The returns were not flash
• The bank wanted a huge deposit
• The past growth was average

It looks a little suss to me. Not only are you hoping, praying & pleading for capital appreciation, you could find yourself in serious debt should / when interest rates rise& or the capital growth is not what was initially expected. I would be interested in some of the more experienced investors’ opinion on this type of product.

Some companies only pay super on a standard 38 / 40 hour week, while others pay super on all hours worked / total gross earnings. It should be outlined in your terms of employment.David

Hi Peachy,
Although my total property purchases are minimal (less than a hand full), I have made successful offers at the asking price & up to 15 – 20k less. It really needs to be done on a case by case basis. I would also be interested if other have a general ‘rule of thumb’ so to speak.
