    Have you asked a builder what they can do it for?
    How about a large building company?
    As a tradesmen i have seen a few of these houses and they aren't of the best quality.Expect them to go down hill after 10 years [ the outlaws own one of these homes].They are built for affordability,and very quickly.I think the 12 month wait is in the instalation time,not the building time.

    I have found that if you go to http://www.realestate.com.au/  get to the page were you have a list of propetys in that areaup.At the top of the list you will be able to get them to all come up on a map of the area,you will then see little houses and when you click on them it will show a small picture,price,rooms,bathrooms and car spaces info.I like to open in new tab them and delete them as you don't like them.You can also find out the rentals in the area doing the same process and at the same time find out the rental market in the area.This i believe saves days of leg work and you can then look at these houses without doing it in more than 1 weekend.I can do this in 3 hours of full detailed work and can then search for the propety on a saturday.In the time between looking at open for inspections i drive around and have coffee in the area.
    Mind you i have just sold a house and am only starting to look while i wait for the settlement date to came through.And i do know about bridging loans aswell.

    Brought the reno toolbox resently and the spread sheet is very good.Worth looking into and $500 well spent.Haven't done one yet but looking into areas now.
    I am a plasterer by trade and have been looking at what i can do to change the property in my profession and can say that i probably add very little to it but make it more attractive to people looking.Can't see myself doing things like painting as it would be better for me to go to work and pay a painter,unless i was to do a very quike job.Carpentry work is the same,nail guns,compressers,drop saws,would eat into your profit.Think i would find a chippy [not a builder],painter,plumber and sparky out the local paper and go from their.

    Just on Capital gains,how much would i have to pay on IP that i held for 5 years.
    Brought property for  280k
    stamp duty and reno's cost 37k
    Sold it for                      468.5k
    Do i pay CGains on 468.5k-280k
    Or            CGains on 468.5 – {280k + 37k}

    Mate keep the money and wait till he says something about it.The price has come from somewere and i would say that it is the intended price that he wanted to sell in the first place.They will still make a profit on it.Maybe it was your mistake,if something is said later on and you feel guilty ,then offer him half back.How many times have you been told of your mistakes?

    Forgot to add that if you go for flooting floor board {laminated] then make sure you get them coated,they will still look good in 10 years time

    Real floor boards are $80 a square meter completed on timber .
    $120 a Sq M on concrete

    If it just a fibro why not get it do it as a owner builder . Get the local paper out and ring some carpenters up[not BUILDERS] and tell what you want.One will be able to help you out ,he would be happy help if he can get work.You should be able to tell over the phone if he can help.It isn't hard to do with the right help.

    Just installed a flat pack kitchen to my rental from a flat pack kitchen{google them} company and can tell you you are better of paying a chippy to put it together.It took me about 14 hours to build and i am not happy with a few mistacks i made.Read instructions first,before you evan unpack it.All this and i am a plasterer.Were did you buy this place.I just purchased one in Williamstown for 640K and need work done to it as well.
