Just make sure this is not "buyers remorse" . I bought a block of land and in the first year I was saying tgo myself"I shoul d not have done that, I should not have done that". Three years later…………I now have a good quality asset. It turned out to be a very good decision.

Thanks for the points you raised I am glad I posted this question on this forum now.
I had no idea that the advisor would get $4000 upfront. I ll certainly be pushing for a discount broker if I decide to go that way (I’ll certainly weigh it up very carefully now and do some research)
Also I did not know interest can be claimed if I intend to develop the land in the near future.
And lastly teh thought of offset never even entered my mind or the planners> It certainly sounds like an option to me.
I paid the man $900 for a plan. I did not know what I was going to get but after receiving the plan I am a bit dissappointed with it cause it did not tell me anything new.
Thanks for advice on this forum, it will help me make much better informed and balanced decisions.

My financial adviser recommends I sell my block and tidy up my finances. My income is not all that high and selling block will release about $170 extra per week into my income. I think I should go with my advisor but my pride tells me I’d rather sell it after I made a profit and not sell it for the same price I bought it for. Any advice is welcome >

I guess land is sought after in a way……………
Land is situated at Forrest Beach one hours north of Townsville. It is a small town of about 1500 population. It is near townships of Lucinda and Halifax. These towns incuding Forrest Beach are real fishing hotspots of Far North Queensland. The multi multi million dollar Hinchinbrook development near Cardwell is only about 1/2 hours drive north.
In Forrest Beach there is a lot of land /estates being developped right now. I notice Forrest Sands which is a new estate not even fully developped yet is already half sold out. (settlement in 6 months.}
In the last year at least 3 new land releases have come to the market in Forrest Beachand maybe this is keeping prices steady.
I think I am starting to answer my own questions here which is great. Although good advice is much appreciated.[headphone]
I m paying of block of land. about $100 per week on top of my home mortgage. To build a house on it would cost in vicinity of $180,000 to $200,000. The rental would only fetch about $240 per week. You guys reckon if I absorb losses for 3 years or so I might just still make money if house prices go up? Very Interesting thought I have never sen it like that. By the way land value is about $75000 now from $67000 a year ago.

I reckon I am a comitted Christian, and I have been pursuing success, real estate etc etc, but lately everywhere I look in the Bible it says to “store up treasures in heaven” or “don’t worry about what you are going to eat” / On the other hand in Old Testament God says “He gives you the power to get wealth “or” the wealth of the nations will come to you”
Now I am totally confused………… Are you supposed to go after it or not? Steve , can you help……… It might sound funny in a way but it is still a real issue to me.[biggrin]

For what it is worth I was recently just a bit short of cash flow and the pressure of it nearly killed me . When I could not hack it any more Igot a part time cleaning job, 6 hours a week which brings in about $100 per week extra nett. I feel a bit more fatigued but that rotten financial pressure is gone. I will have piad out a personal loan by the nd of April which will give me more cashflow and have the freedom to quit the cleaning job if I so desire by then. Sixx months working extra part time 6 hours a week got me out of trouble.
I am paying off block of land. In its first year value has risen by about 12% . I figure that since the interest rate I pay on it is about 6.7% I am about 5 % growth ahead. Unfortunately I started by owing 100% on it but I guess you gotta start somewhere. As long as it keeps growning 12% per annum I am ahead.[biggrin]
