    I don't know anything about Chan & Naylor except that I have only heard of them through this site. The scheme/scam you are describing is however all too common. Real successes are unlikely to be giving seminars etc- they are too busy making money. I know of one gentleman in Brisbane- his developments net him about 18% per annum (not counting depreciation benefits) . I've seen the figures. His accountant and solicitor are superb and operate out of small suburban practices- and are both as cheap as chips (about 1/3 city/cbd prices). I sometimes think that people get caught up in the razz a matazz and forget the basic essentials.

    I hate the food chain/hidden commission/refer to matesdeals that are always going down.Other people are making money out of you and you aren't even aware of it most of the time.

    Deal with people you can trust- but make them earn (and keep) your trust first.

    And I thought the QLD REIQ was tough! Are you saying if Finance is not approved the seller can keep the deposit.? (if not notified) What does the contract say?

    The banks don't like you getting too attached to one person because when they leave to startup their BOQ franchise they don't want all the customers following.

    Hi Richard.
    I have no problems with a broker being paid commission for obtaining a loan. My concern is where your lawyer/accountant or property agent/developer are getting a commission for referring business, in addition to their standard fees for their service- ie conveyance fees, sales commission etc.. This is the amount that I want to know if it is being disclosed or split with the consumer, or is it part of a undisclosed food chain.

    Will you disclose the commissions to the borrower/client/referral ? Will you rebate them to the borrower/client/referral. In my line of work I encounter many people I could refer to brokers/lawyers/re agents etc. I never do for profit – my referrals, when given are to 2 or 3 people in the field who are honest and competent. They look after me but I would never consider referring someone at  the expense of the client/borrower/referal.

    Oh well, , that and my unwillingness to do cashie deals mean I won't be able to by a new Merc this year.

    Expect to pay more for one with a personality. A sale should be between 4-650 plus GST and outlays. Generally you get what you pay for. BTW what was the question?

    Yes – this guy goes for bigger tenants but usually has them lined up before the first sod is turned.I agree the smaller commercial tenants are always the problem children.

    PS LA Aussie- like your work in the greedy tradies thread but I'm too scared to put my head up over there with all the vitriol flying around……..

    The guy I use runs a one man show out of a suburban  office. Always looks at the contracts before they are signed and gives  the special conditions to attach. Never charges for this even if three buys/offers fall over. Total legend fixed fee-15+yrs experience. Doesn't advertise -referral only. Cheap as chips-and drives a bomby old car. Never asks for $ up front either!

    20 minutes to the CBD!!!- that must be one hell of a rat runner route you have there- people would pay for that info.
