Prohibit any agent from acquiring any of the properties from the outset.Only put a few on the market , or once you've reached your financiers pre sales target- reduce available stockKeep the best off the market for yourselfAlways have the agency agreement open for review.Why not appoint two agents- don't let them be complacent

I don't know anything about Chan & Naylor except that I have only heard of them through this site. The scheme/scam you are describing is however all too common. Will you disclose the commissions to the borrower/client/referral ? Will you rebate them to the borrower/client/referral. In my line of work I encounter many people I could refer to brokers/lawyers/re agents etc. I never do for profit – my referrals, when given are to 2 or 3 people in the field who are honest and competent. Expect to pay more for one with a personality. A sale should be between 4-650 plus GST and outlays. Generally you get what you pay for. BTW what was the question?

The guy I use runs a one man show out of a suburban office. Always looks at the contracts before they are signed and gives the special conditions to attach.
