I’m a newy and would love to hear your experience; I’d like to know if you could share the idea of ‘tax haven’ and if tax rulings are required to ensure it stays that way.
Also, if you are pioneering this type of lending overseas. Do you use any research data for this venture?

Ditto Amanda. But, it’s not impossible; the question is – are you both on the same page when it comes to common goal and strategies to achieve it. Having a team of expert along your side would be advantageous too.

G3 is righ; although I would first research the market and check with the council as to how many developements are approved and the vacancy rate. It would be a nightmare if your nice units just sit there idle.
It’s happenning already in my neck of the woods. The developer has sought council to remove the medium density overlay to allow for a permit for low density housing.
Maybe you need to find problems to solve to differentiate from the herd mentality.
If you’ve done your recent comparable sales prices to your IP, then you take calculated risk on setting a reserve price. From there, make the agent work harder with tiered commission. For example; 2% to x amount and any excess on top of that at 4%.

If they’re cashed up, they have options to down size and live close to amenities, families and health services, or to take up seachange and live it up (maybe leave some for legacy). Not so sure about the impact on coastal regions.
Others not so lucky will moderate their lifestyle to suit their draw down on super and savings or use reverse mortgage to fund retirement.
Hmm…a message to us all – delay gratification? Or the cynic puts it – in the long run, we’re all dead?
Property prices will tend to shift according to the general public perception on the next boom place to be in, not just the baby boomers. I am sure the state of the economy, interest rates, to some extent govornment policies and fuel prices etc. will keep property prices in check.
