I do fencing to help my brother who is a professional fencer. The subject of a picket fence is a detailed one the price will depend on exactlly how much detail and what type material you wish to use.What suburb are you in?

From what i have found out the banks are very reluctant to lend against a serviced apartment, so if you intend to use it to borrow against later better check this out.

I think Steve Dover (one of John Burley’s Aust graduates) teaches something like that. Surely you would have an enforceably contract with the vendor if they agreed.Either that, or you charge them a fee for doing the reno, get your money back at settlement, and half of the extra sale price achieved.
Would certainly save on your borrowing costs, your interest costs, no stamp duty for you etc. etc.

MelThats the way I am thinking, get it in writing by a solicitor, might cost a few grand but not as much as what is to be saved.

To claim the GST portion of the purchase price back YES you will need to register for GST and lodge a BAS. Remember than any rent you colect on a commercial property is subject to GST and will need to be declared on a BAS, best to consult a Accountant on this as it can get commplicated.Regards
