    clones – you think a 30% fall is "big time"? lets wait for 50%

    lets look back at oil. there was a "huge shortage" proclaimed a year ago. since then its fallen 75%. what happened to the shortage? is it just as mystical as the "housing shortage"?

    trying to, yes.

    thats what happens when the tenants complains for 5 months about 50+ faults & issues 2 x form 11 which go ignored

    aquanamel is crap…..soft as. and it says its high gloss but its more like semi

    enamel would be better. it is waterproof, easily cleaned, mould resistant and harder wearing.

    acrylic would soon be covered in mould, marks & stains in a bathroom. (especially if a cheap brand)

    but if you are not keeping the place, acrylic will be fine.

    cut a piece from somewhere else in the unit that is worn (maybe under a bed), put it near the front door, then the new piece can go under the bed

    bought a house Aug 2007 for $300k. did a $25k reno. sold Feb 2008 for $446k

    A few weeks ago I said it was almost the bottom, and 2 days later it was. we are currently 15% above that level.

    calling the bottom AFTER the event is easy & useless.

    Ikea kitchens cost a bit more to buy (or less if you get bits from the as-is dept) but the time taken to assemble is far less than any other kit. they have doors @ $5, try beating that.

    for bathrooms, go to Cam Brown auctions for everything including tiles, hire tiler & plumber to fit. they also have granite kitchens pre-assembled but custom fitting can be tricky.

    well you are exposed to any capital growth during this period, you can sell during this period (called a flip) for a profit without paying stamp duty, longer to get finance or sell another property, longer to get building approval….maybe more

    yes, I used a Bunnings cheapish "int/ext" acrylic paint on weatherboards and it peeled within 6 months!

    yet another case of agent incompetance

    and people wonder why we question the hassle factor of rent vs dividends…..

    I would be quite worried if I paid a property manager a lot of money for this much incompetance….

    an update…

    nothing has been fixed, we offered a reduction in rent to turn a blind eye but didnt take any action with RTA.

    our lease (if you can call it that since we didnt sign it) has now ended. we paid for an extra few weeks at this stage.

    we got a call from the agent last week, saying the owner needed the lease signed because otherwise she couldnt claim for the previous tenants lost rent (sounds like B.S). I laughed at the agent and said "oh, SHE needs something from ME?, well Im still waiting for anything to be fixed or a partial refund of rent, Im not signing a thing till thats sorted out"

    today we got a letter from agent asking us to sign a 12 month lease with higher rent ($310). median rent is $260 from RTA. they said if we didnt sign within a week they would evict.

    them's fightin words!

    I will now issue a Form 11 with my response. I will demand the following payments:

    refund of the relet fee $330
    refund of 4 days rent $214 due to there being no gas for hot water or cooking thanks to the agent not abiding by the terms of the lease to have the bottles refilled before entry
    refund of $40 per week x 15 weeks due to reduced livability
    refund of $40 x 4 bond

    I have a 3 page list of breaches by the agent. I suspect the agents communication to the owner has been poor. if they prefer a tribunal hearing and to spend $5k on repairs, that is their option. I could also contact the insurance company and have a quiet word.

    thoughts?

    shoot your advisor. it may only be a $300 fee, but the rate you get offered may make you wonder why you bothered. you cant just switch teams & expect the other side not to complain! banks arent stupid, neither are bond traders…….if there is any hint of rates going UP in the future, fixed rates will be much higher than variable quicker than you can say "where do I sign, suckers?"

    still showing quite a bit of that "shut up, Im soooo much smarter than you" attitude though

    smartass words like "PFFFT" indicate conceit, arrogance & disrespect.

    It's ok to dissagree, but theres no need to make people feel like idiots when they post an OPINION.
