re floating floor…….
DONT cut any corners. floor MUST be flat. if its concrete, use a plastic liner. architraves / skirting must be removed and replaced after flor is laid. when finished, coat the floor with 2 coats of polyeurethane, using a large (not cheap one) brush. dont use a roller or lambswool. if you dont do this, a DROP of water can make the floor bulge / warp. sealing it also makes it stronger, longer lasting and look less fake.
my cat threw up on the boards and even though I cleaned it up immediately, it bulged. also, had a cold drink sitting on the boards and there was a bit of condensation, bulge bulge bulge. grrrr. water can also come up from underneath. also recommend the foam lining for sound absorbsion.

the structure is a deck / patio and the council guy (didnt show me I.D, just walked on down the back where I was) says it didnt exist on aeriel photos 2 yrs ago. Thats quite amazing to me since the deck has rotting boards and asbestos for a roof. Me thinks he is mistaken.
anyways it was the neighbour who dobbed me in (just a vindictive 2 faced cow trying to justify her existance) cos I closed in the deck to make a sunroom.
so I guess if I remove a window and put the back door in original position that “opens it up again” and theres no problem? this council guy thinks he is the terminator.
my mortgage broker suggests that the agent probably wont waste time finding other buyers for an extra $250 commission, and the new buyers are unlikely to be unconditional, so she thinks its very unlikely to happen.
how often DOES it happen?
yesterdays CPI was a little alarming.
RBA might move on Aug 7, but I hope not as I have an auction on Aug 11.

people coming through and saying they love it doesnt mean much. people who are REALLY interested will find the smallest issues to whine about…..its a game of poker. plus the owner was there and people never say anything bad when the owner is there.

Im gonna be brutally honest.
first, street appeal is quite low. you should have rendered the front and resprayed the roof. the plants look enemic. either get the garden growing earlier or spend the extra on more established plants. I do however like tinted windows as a replacement for lace. the letterbox is uninspiring also.
who is davis & park, & why oh why didnt you put in a mixer tap? that box unit a/c isnt a feature I would brag about, and all a/c’s have a remote, its like selling a car and telling people it has a steering wheel. diswasher allowance? you are drawing attention to the fact you didnt bother to put one in. dont do that.
dont say oiled floors, makes people think they will slip or get oil on their clothes. say polished…..but you dont need to say that as they can see from the photos, plus its listed as a feature in point form. people dont care about a fence being freshly painted. bathroom looks good.
“Quality curtains and Tinted windows throughout for privacy.” – car comparison…….it comes with 4 wheels so you can go down the road. they look horrid except for the white ones in the lounge. a/c lead is an eyesore. pelmet over kitchen / dining door still there and should be removed if theres no door. dining table looks like its eating up a lot of room. turn it round. painting in the lounge is all wrong. back yard is fine. maybe more plant variety.
dont say things like “rare quality” as thats a big claim that people automaticly take as B.S. 121m2 living area? the lounge is that big? have you ever seen an ad telling you the square meterage of a house?

I know how you feel. As an apprentice electrician in the early 90’s I often drilled into asbestos and nobody ever said it might be dangerous to do so.
Im absolutely convinced the stuff is in me. But if it helps ease your mind, its mostly a media beat-up. Im not saying the stuff isnt bad, Im just saying having seen it once is not an instant death warrant.
The ONLY time asbestos is dangerous is in an AIRBORN form. Fibres need to be very small, usually as a result of drilling or grinding.
Of all airborn fibres, 99.9% will be trapped by your nose hairs.
Only 30% of people who inhale asbestos develop cancer.
Asbestos has a dormant period of 25-30 years.Now the bad news…….
Blue asbestos is the most dangerous (I think). maybe this is because they are finer or have more of a hook.
White asbestos is far less dangerous and 100x more common. Ive never seen blue asbestos.
My father-in-law and neighbour both worked with asbestos since the age of 15. One is now 57 and one is 67. Neither has ever had any associated problems. I also worked with someone who said his dad made him a sandpit and used asbestos instead of sand. He was 3-4 at the time, and is now late 40’s. no cancer yet.
Many elderly people have lived in houses made of nothing but asbestos their entire lives. If it was as bad as people say, it would be the biggest killer.
Having said all that, there is NO EXCUSE for not taking every possible precaution.
I was quite worried about what you were doing at first, too many people jump into reno's after watching the TV shows & thinkin its easy. Good to hear you know what you are doing.
The reason I ask about being a builder instead, is I have found the hourly rate you come away with when doing reno's is quite low…..tax free for me makes it better, and its very different working on your own house. It seems less like work. I think the main reason people do it is to cut the taxman out of the equation. Its also nice living in a finished reno house….if only for a little while. But how much are we compensated for living in filth the rest of the time?
Another concern I have is the health effects on your family. Dust alone is a worry, what about lead paint, asbestos, treated timber…..and just the dirt in general? Too many times Ive seen renovators fiddle with asbestos wearing those piddly paper masks and thinking they are safe. First, you need a good seal…….2nd, the mask needs to be P2 rated. Even P1 masks dont stop the fibres. And as I found out the hard way, you need to be freshly shaved.
If I was a builder, I would be hiring myself out instead of doing reno work…….especially if the reno work is all taxed profit. yeah I know…..youre not registered…….but even on wages you would be better off than doing reno work. are you a foreigner?

argue a good case. show him the numbers that work for you. maybe get a valuation.
The limit for homeowners is $12,000. used to be $5000. its pretty hard to do $12,000 of structural work unless its an addition so I dont see why you would ever need to be an owner builder. things like gyprocking / tiling and even non-load-bearing walls dont need a builder and should be excluded.
oh yeah, and they come pre-primed, which saves heaps of painting time
