    I could pat you on the back as others have done, and you deserve it, but……..

    you would obviously realise it could easily have gone the other way. generally those who say "I dont care if I make a profit or not on the first one" dont become successful in this game.

    as long as you have learnt from your mistakes (and Ive yet to see you admit you made any except for missing entry costs) thats the main thing. Experience is defined as the sum of all your mistakes. Therefore, if you didnt make any, you didnt really gain any experience. at least thats what they say………

    having been a helper previously to someone who at the end just said "thanks, seeya" its good to show appreciation, especially with a very quick 40k+ profit. I never saw that someone again I have always regretted helping them to make a fortune at my expense.

    if it were me, I might throw a party or take everyone out for dinner……..some might even buy a few slabs or bottles of wine. I helped out my father-in-law a few years ago with an extension and this year he returned the favour for us. The brother-in-law also helped and I saw him eyeing up something I wasnt using so I just gave it to him.

    any thoughts about doing renos in other states where stamp duty is lower or doing renos on your PPoR?

    1. If you had known the projected profit was only $5k would you have gone ahead?
    2. if the market wasnt red hot, what price would you have achieved and what profit?
    3. what would you have done differently?
    4. what budget items were cheaper / more expensive than thought?
    5. any plans to reward the helpers in some way?

    Ikea very good quality. Bunnings less so.

    re granite tops, stonemason required to cut out sink, cooktop & join pieces. $200 – $300. also remember theres $500 delivery from auctions to your house.

    Ikea stuff never missing any parts………so far

    Im a former tradie so Im not sure I qualify, but heres my crudentials:

    18. deciding against using tile underlay on timber floor and then using cement based tile adhesive
    19. hoping you & the mrs can lift an 80kg beam into position
    20. making so much noise the neighbour dobs you in to the council for no permit
    21. arguing that a soldered joint on copper pipe is better than a compression fitting to save $2
    22. buying that "as-is" shower screen from the auctions
    23. not buying the stuff you need at auction cos you think price is too high…….so you waste five more weekdays trying to save $50
    24. buying the cheaper kitset kitchen because "how long can it possible take?"
    25. deciding to build your own kitchen from pieces of melamine
    26. only going to Bunnings 3x a day for 3 months
    27. achieving projected timeframe x 3 or budget x 2

    CGT is irrelevant if the reno’s are done as a business, profits are INCOME not capital gains.

    How is finance obtained for a company, especially one with no history or assets?

    they wont pull out using cooling off period as it will cost them around $800

    have installed both Bunnings and Ikea kitchens

    Ikea tends to be more expensive but installation is FAR quicker. like 4x less time.

    I often buy kitchen cabinets from Ikea’s “as-is” department. usually they are half price.

    Bunnings doors are much cheaper than Ikeas, trouble is Bunnings doors dont fit on Ikea units……..if they did it would be perfect.

    I would NEVER buy a second hand kitchen (unless it was a standard Ikea model) regardless of cost. It just wont fit properly and extra units may be impossible to source (especially matching doors)

    you need to get a grip allright. sparkies get paid more than doctors. we dont compare ourselves to anyone.

    I remember a few years ago when I was working in Sydneys eastern suburbs. Clients (who were doctors and lawyers) would look down their nose at me and say “what the hell do you know, you’re just a sparky”

    A few years on, I will tell you what I know. Im now getting paid more than you, smartarse!

    dissagree with 10% of value. I often spend 20%

    agree with spending $1 to get $2 back

    I wont buy a house with a new kitchen or bathroom. why pay someone a premium for something you can do yourself?

    asbestos is in EVERY house built before 1985.

    The eaves are asbestos and also the walls in wet areas.

    sometimes the roof might be made from it, sometimes all walls and ceilings are also made from it.

    the worst industry Ive had trouble with is removalists.

    they think they can hold you to ransom because they have everything you own in their truck.

    Mover #1:
    – move from Syd to Bris. Mover took our stuff to Melb, “broke down” in Coffs harbour for 10 days, we moved into house but had no furniture, no bed, no CV’s for job interviews, no makeup for the mrs. Got our stuff after 2 weeks, most damaged from poor packing and 3000km travel. Mover demanded payment in full before he unpacked the truck, and the price suddenly went up 10% for “gst” even though he told us the amount included it when quoting.
    Mover left some stuff on the truck and sent it by courier (bill customer) 2 weeks after that, everything was smashed. So we overpaid twice to have our stuff damaged and delivered late.

    Mover #2:
    – quoted $80/hr and estimated 3 hrs. expecting a bill of $240. Mover went to wrong address wasting 1/2 hr. They did a good job but bill came in @ $450. Mover said they add 1hr travel time at each end. I was angry cos this was never disclosed on the phone, and he included the 1/2 hr when he went to wrong house. Eventually settled on $300

    Mover #3:
    – quoted $95/hr plus travel time to the job but not from it. Mover left old house 10 mins before me, I got to new house & they werent there. 40 mins later they turn up. said they stopped for a drink. They did a good job but charged me for the 50 mins they didnt actually work. Thats about $80. Refused to issue a tax receipt. Their boss promised me a refund and a tax receipt, neither ever eventuated.

    Mover #4:
    – quoted $70/hr for local move (he lived one street away and we were moving about 1500m) and I assumed this meant no travel time. He estimated 5 hrs and therefore based on 5 hrs the bill would be $350. Actual move took 3 hrs. he demanded $350. I argued that the ad in the paper says $70/hr and the bill should be $210. he says he charges 1 hr travel time. I argue he never said that on phone and he lives 1 street away. He gets within 5 mm of my face and screams that he quoted $350 and I better pay it or things are gonna get broken. I threaten to call police and that has no effect. I stand my ground and tell him his intimidation tactics dont scare me. after 20 mins a crowd is forming and the mrs is getting scared so I give him the money making sure everyone hears me call him a ripoff merchant and a cowboy. he refuses to issue an invoice or receipt. Will wait till he files BAS for this quarter than call the ATO.

    seems you need a written quote from a reputable company or else you get ripped off.

    ttman got a little stroppy, sent me a private message telling me he was gonna “get me”. Its real childish tit for tat stuff.

    he was decimated in this thread and thought it might be a good idea to take it out on somebody.

    his pathetic comment “don’t waste money on crappy little share programs, they don’t work” is suppose to be devastating to me he thinks, except he just exposed himself as even more ignorant since I dont actually sell share programs. oops.

    or  you could just remember for next time that 5% or 10% is quite unnessesary. I just bought a 300k property with $750 deposit.

    agents will try to con you into making a bigger deposit, because they want their commission secured. The vendor however doesnt care how much deposit you pay as long as you pay enough to cover the cooling off fee, because they dont have access to the deposit anyway. besides that, nobody in their right mind would ever use the cooling off period, better to use the finance clause, its free.

    I read your first post again and it says nothing about setting up a webpage. All you did was whine and moan and accuse property managers and tradies of corruption, collusion and extortion.

    Most people here are smart enough to realise the forum has many many members who are tradies and they dont take too kindly to BASELESS accusations and downright lies from people who dont even have the decency of getting their facts straight.

    Its simple…….if you dont like the price you are quoted, dont get the job done!
