    1. are you still entitled to the FHOG $14k grant with people renting part of the property?
    2. doesnt the $200/wk rental income reduce your payments from Centrelink?
    3. dont you lose the rental assistance payment from Centrelink now since you no longer pay rent?
    4. why spend hundreds of $$$$ in fuel driving vehicles across the country, while also increasing their milage….instead of selling them before you leave?

    you may not agree with my approach (and tough biccies if thats the case) but the fact is, what I have said to spudway is what he needs to hear, and will help him in the long run.

    It's easy to lack foresight & assume any criticism is destructive.
    It's easy to cry foul when someone doesnt blindly pat someone else on the back.
    It's easy to assume the facts presented are the whole story and entirely truthful.

    It's much more difficult to check the facts, then consider a solution.
    It's much more difficult to question if your response really helps in the long run.
    It's much more difficult to give constructive criticism than to be mindlessly supportive.

    The comments about having 5 kids wont help the family right now. It may have been a mistake, but it was made in the past and there is no solution for that issue. With an aging population the more kids the better. Just make sure you have a plan to support them.

    spudway, you wrongly assume that packing up the family & moving thousands of km across the country will solve all your problems. IT WONT. I know, Ive done it. You wont be better off financially, dont delude yourself. All you will achieve is losing a large chunk of your $$$$ on fuel getting there & high setup costs. You may also lose the support of friends & family. Your kids will struggle in new schools and lose all their friends.

    Given that you have admitted you don't want to sell the 4wd's, it will cost a lot of money to get them across the country. Would it not be better to sell them before you leave?

    aShep is spot on. If that banks say you cant afford it, then you cant. The exception is dodgy cash business tax avoiders with extra income the banks don't see. Are you one of those? Please explain how you can afford a loan when the banks say you cant.

    be grateful for what you have. Your life is far from tough. The rest of us work our butts off just to put food on the table & have a roof over our heads. You clearly have no money worries thanks to the govt handout (here is where 5 kids really pays off). If you did have money problems the 4wd's would already have sold by necessity.

    I also agree with Maree. Since when do kids support their parents? what does that say about your investment skills if you feel you need your kids to support you in old age?

    One day spudway, you will look back & thank me. But for now, feel free to call me every name under the sun…..

    firstly, at no time did I ever comment on the number of kids you have. You have me confused with someone else. While I agree with Marc, my objections to this thread are as follows:

    1. the "family needs help" title.

    2. someone firing insults at me non stop because I raise questions

    3. someone with appalling spelling & grammar referring to me as "stupid" and dyslexic.

    4. someone being paid nearly $1k a week by the government. That person freely admits that not only can they survive on this amount, they are able to save money AND live the same lifestyle they always have.

    5. someone claiming a benefit for an "injury" shortly after their business fails.

    6. someone asking for help to buy a property while claiming this will lead to them getting off welfare. How is that plausible?

    7. someone claiming that I called & abused his wife, when I'm not even in the country.

    8. someone attempting to intimidate & discredit me publicly, publishing personal details & making baseless claims. You are now guilty of defamation, and thanks to you admitting you have $50k cash, my lawyer may decide to take you to the cleaners……assuming you fail to apologise.

    9. someone asking for help while refusing to help himself.

    10. someone claiming they don't want a handout while continuing to take a massive one. They have a pile of cash and assets they refuse to sell.

    I could go on but really…….who cares?

    THESE ARE THE FACTS OF THE CASE AND THEY ARE UNDISPUTED

    no doubt you will respond in the only language you understand: juvenile hostility

    just to hammer home the tax angle:

    scenario 1 – $60k earning 6% pays $3,600 p.a, or $2,088 after tax (assuming 42% tax)

    scenario 2 – $60k paid off PPOR saves $3,600 p.a after tax

    would you rather be $2088 better off or $3600?

    when I saw the title of this thread I thought:

    " oh wow, here's another family caught in the mortgage belt struggling. The poor buggers have probably already sold off everything they own to keep up with the mortgage, but hey, at least they are not too proud to say they need help"

    Instead, I find someone who isnt struggling at all, a family with 3 vehicles, 2 of them nice 4wd's, a pile of cash and they are not working at all.

    They clearly dont NEED help, they just WANT it……..which I find offensive, considering how many families out there are losing their homes to the banks. They are the ones who NEED help…….not posers like this guy.

    he wants a leg up. Lets help those who are slipping first huh?

    you saved up the 60k (50k + 10k truck) on a pension while paying $350/wk rent & supporting a family of 7? oh no, that doesnt seem odd at all !

    exactly who is loading / driving / unloading all this furniture if you are 'injured' ?

    so…..you drive around in a Musso (cry me a river) & a Prado (oh, you poor thing……3 vehicles…with a combined value of 60k……cry some more)  while taking huge handouts which we pay for………….and yet you are asking for 60k cash?

    because blind freddy could see the slump coming, and as a renovator you need a quick selling, fast rising market where buyers are prepared to pay a premium for renovated house. none of those 3 conditions exist, so its too risky to continue.

    have a search for ‘redcliffe” on this forum, Ive written heaps about it.

    disagree with stalled the last 2 years, I sold one in March 08 (peak was Jan/Feb 08) and another in Aug 08.

    I no longer own any property.

    I dont expect price growth to come ANYWHERE anytime soon, but IF it does come somewhere, Redcliffe is where it will be.

    why?

    1. small prices for so close to water
    2. new bridge cutting time to city
    3. older people dying off, young families moving in
    4. renovating going on
    5. the lagoon
    6. new jetty
    7. possible hotel island to be built
    8. if rail line ever comes, kaboom!
    9. ferrals cant afford to buy or rent there anymore so they are moving out to D Bay, Redcliffe crime dropping & neighborhoods getting nicer, makes prices increase

    if you buy from overseas how will you claim back on tax?

    what hourly rate will you be paying yourself for all this work?

    how much will you have to pay your accountant to sort out the mess including currency valuations & delivery costs?

    trust me, just walk into Bunnings & buy the lot in one go. otherwise it’s a false economy. and if theres no Bunnings around, drive to one….however far it is.

    forgot to add

    on my reno's I do EVERYTHING. Im a sparky so the most dangerous job is safe for me to do, but others definately should not. As a tradie Ive spent 15 years on job sites watching other trades work, seeing houses as various stages of completion……which definately helps when doing a reno yourself.
    I learned about plumbing watching the "how to" channel. Although illegal in Australia (legal in the U.S, UK & NZ) to work on plumbing in your own home, its really quite simple and a valuable trade to learn.

    I (and others) have written quite a lot about renovating on this forum, do a search and read everything that comes up.

    also try to get a job as a trades assistant for a tradie

    watch "property ladder" on lifestyle channel

    get hold of some reno books

    wow, that needs gutting….by that I mean all walls taken back to studs………looks like asbestos too so it will cost a fortune. also could be foundation issues looking at the cracks…………money pit!

    I would look for something else with good bones that is dated.

    also consider building inspections, stamp duty, solicitors fees, banks fees, mortgage insurance, agents commission, marketing, mortgage repayments, rates, unpaid labour, building insurance and lots of other costs people are quick to forget to include….

    firstly, understand the difference between an advisor and a planner. A planner sets long term goals and gives you a plan to reach them. An advisor can do this also, but they are the best people to ask about individual deals.

    If you ask a bank or someone like AMP for help, you are likely to get a planner who only knows how to sell that companies products, and really has no clue. Your advisor must be independant. Try the phone book.

    Also consider that an accountant may be more suitable for this advise?

    you can get away with 10-15mm below, assuming there is carpet or tile. otherwise its just not legal. 4 yrs on you have no hope. I believe you had 12 months to act, but even if you did its unlikely to have been worth it.

    you can always do as I did, do your building work & dont tell council……or, apply for building permit & do the work, but dont have final inspection.
