    Hi Jetstream.

    I would still try the uni web site you never know. News papers should work well if you make the propery sound inviting. Make shore you use some type of application form this often seperates the man from the boys.

    G’day Paul
    I agree with Kay. I think she is right ,Jack Boot Johnny will hold rates down until after the next election. He may even convince the reserve bank to drop the rate just a smige before the election, to fool the people into voting for the libs again.
    Do not get me wrong I have not got a dislike for the libs or thier leader, I just think they are all tarred with the same brush.

    My 2 cents worth [?]

    I like Kay belive that interest rates will move up but only by a small amount. But that may be all it takes to push some to the point of sale, for they may fear that the bubble has or is about to burst & thier place will drop in value. This will increase the amont of properties for sale & give the buyers more choice. This of caurse will then be a buyers market, people will be willing to take less for thier property so as you buy thiers & not the one down the road. This of caures then drives the prices down.
    It may be a good time for use all to be looking to increase our property holdings as rents will more then likley stay put.
    As we all know this is only a prediction on what might happen. So all we can do is wait & see.
    Of caurse there will be those inverstors who will be troubled by a price drop.
    But just remember you only lose if you panic & sell at times of low property values. If you hang in there & lets face it most of use are in it for the longhaul things will bounce back.

    I’m not shore if it’s reputation or not that makes the differance, it has taken me almost 7 years to train my bank manager into my way of thinking.

    Hi David.

    Gee’s dave you have given Wagga a fair payout.

    Did you say that you have been living out of the area for three years. If so your imformation may be old. Just thought I would bring you up to date.

    1/ The big company that was to come to town did.The company is Salmat, they handle all the call centres for Telstra, and yes they did employ about 200 people with more to be employed as the centre expands.

    2/ The current social situation in Wagga has improved greatly over the past 2 years or so. I have often walk the main street of Wagga after 9pm & have never had to defend myself or been harrast.

    3/ Kooringal is not such a bad area as Kay has said edney st does have it share of problems but you show me a suburb anywhere that doe’s not have good and not so good streets.

    4/ They have got someone behind bars for that brutal murder of the todler. & yes it was the stepfarther. To say that the area is notorius is a bit harsh as there are some good streets in that same suburb.

    For all those reading this post, no I do not live in Wagga, But I have lived very near there for the past 15 years, and I do spend a fair bit of time in and around Wagga. So please do not wright of Wagga altogether its not such a bad place.

    Yes I do have the same property as sercurity on different loans. But you must remember that every ones finacial situation is not the same. My bank manager takes into account what I have done in the previous years, he knows that I will not invest in a dud. ( well at least I havent yet)

    Hi All
    In relation to loan costs i.e. establisment fees. I have a setup with the NAB in rural NSW, I pay then $350.00 per year this includes all ongoing charges i.e. check fees, establishment fees, 2 cards and a hole lot more. this is paid once a year and I can apply for as many loans I wish and there is no more cost. This only applies if you have more than $150k tied up with them. This may seem to some as alot of money to pay. But if you sit down & add up what you pay the bank every year it works out better value. ( well it do’s in my case.)

    I just had a bit of a look at rocky but seems to me that there alot of vacant rentals there ( about 30 as of 25/10/03 ) has this been a problem for you.

    I have just had a thought (o my head [xx(])

    Since you already have a very good contact at the RTA why don’t you speak to them about leasing the centre of the many roundabouts that adawn the streets of Sydney.

    There is so many things that could be done with the right team & a bucket of money. ( drive by movies for one )the list is almost endless.

    Im with you I think that nmace would be wise to give the commerial property he is looking at a very wide birth. PeterM is right “6 months to find a tenant” is the R/E for real. I’m not sure what you ment by “put the commertial idea on the backburner” let me know.

    One of the main problems is that most banks will only lend on commertial properties over 10 years.
    I have one that at the moment is O.K, But due to some changes it may fall into the -cashflow next year. ( but thats another story ). Have you checked with your bank on the term of the loan. You stated that “one of the shops is rented “
    Why only the one & how long has the other been vacant, Why did the other tennet move out.
    Just some thoughts

    You may want to rethink the public toilet idea, the excess water charges would be a real killer. Plus just say you bought 10 of them you would have to spend most of your weekends cleaning them & despossing of needles. Plus to paint the insides with that graffetti proof paint is very expensive. So if you do go ahead you need to be charging at least $1.35 for half flush (No1’s) & $1.90 full flush (No2’s). You would also have to pay GST. So if it was me I would just stick to the plain BSS.

    Hey Bill
    I live in rural NSW and because we do not have the public transport traffic that our city brothers have, i.e. 5 buses per week. We do not have bus shelters, you often sill see the old yellow post in the ground mark “BUS STOP”.
    Are these also included in your lot & if so, do we need a surveyor to mark out the boundrys. I would be interested to know if this type of Bus Stop was at a reduced price, becuase of the lack of structure. The upkeep on this type of stop would be greatly reduced as it would only need to be splashed with some yellow paint every couple of years. So I would imagin that the returns may be much greater. You would also not have the trouble with squatters.
    Please advise on these issues as soon as you can as I have so money burning a small hole in my pockett

    Hi Nat.
    I only just had my rural property valued by an inderpendent valuer. And I was disapointed with the figure that he came up with. I asked why he had only valued my property at $###### when surrounding land values seemed to be selling for a lot more. He said that he will not be caught up in the unrealalistic prices that are being paid for properties at this point in time. Although this was a bit of a shock to the system I can understand where he is comming from. HE did say that it would no dought get at least $###### more on the market today. As this did not affect my loan I was not to concerned, & I had no intention of spending another $550.00 on someone else to value it. While on the subject, is $550.00 a normal type of price to pay for a valuation. As far as who do you use for the loan, I have to say that I always shop arround for my best deal first, and then I take that back to the bank manager who I have been ussing for many years, For him to either match or better. I find that ussing the same bank manager makes life a little easier as he knows my finances inside & out.

    Hi All
    The subject of loopholes is a very interesting one indeed. I myself have been useing loop holes in the tax system for many years to reduce my tax burden on my bussiness. I am of the same thought as Forward, the loopholes were put there for the use of the hi & mighty. Or for those who grease the parms of the average political member. If by some chance a nobody like me finds out about it, then well and good. As long as you are NOT doing any thing that is against the law.
    I do feel sorry for you Castle Dreamer, the fact that you could not get the FHOG is one of those things that people look at and say WHY ! If a 12 month old child can ge it why can’nt you. Seems to be some type of double standard. Opps how dare I use such a phrase in this counrty were double standards aparently do not exsist.
    Well I must go before I start on the things that shoud not be spoken about in open forum.

    My wife is a health service manger with the Greater Murry Health Service. ( Riverina MIA area ). Payments are made for private home & insurance ect. As I said I only have limmited knowlage of how her situation works. But my accountant, Who also takes care of our bussines keeps tell her to do it, and he has not steered me wrong over the parst 12 years or so.

    Hi All.
    My wife uses salery sacrifice’s quit a few things on her wages & it saves her tax. From my limitted understanding of it, the payment’s are made of her gross wage. Therefore she is only tax on the remander. e.g. $70,000.00 gross per year.
    $20,000.00 payments.
    =$50,000.00 remander to be taxed.
    Our tax man has saved my wife about $8,000.00 per year in tax. ( This includes a novated lease on a car ). So talk to your accountant. It may not suit all people but you will never know if you do not ask.
