11 month’s ago I purchased on a lodoc, Had 20%+stamp duty.
Plus I had only been trading in my business for 12 month’s couldnt really show much at all, I must admit it was a pain in the neck to get it through but it was successful.I guess I was fortunate with the broker I used, he’s very experienced in the IP WORLD.
There probably sourcing information from non conforming lenders.(Which by the way, one is starting to advertise on T.V).
I’m in the service industry, I understand your concern.

Well thats a little scarey to know,Why wouldnt SOME agents place there listing on the open market, yes I understand that sale’s rep’s might have existing clients.
I wouldnt like to be on the other side of the phone with a vendor who is about to pay good money to have there property advertised and pay commission only to find out there agent has been slack.I guess each to there own,

realestate.com.au is pretty much the best site available to search for new listing’s.
When an agent list’s a new property they first place it on there site, it then gets exported to realestate.com.au
So basically every new listing should be on realestate.com

I’m associated heavly with a company who do a fair few wraps and lease options Between Blacktown right through to Penrith.
There investing BIG MONEY here. Well it makes sence as this area is very affordable and the strike rate in wrapping or doing a lease option is high.
Do some Due Diligence and you’ll be pleasently surprised

I’m an agent nearby, I believe this area has a long way to go.
Penrith with the ADI SITE, and Blacktown is booming, plus the new shopping centre being built in Blacktown.
Put it this way, I know a major player who has invested alot of money in this area.

I have to agree with darren, level blocks arent particularly great when the time comes to subdivide.Make sure the block slopes to the street,If it doesnt and your truley buying for this potential WALK AWAY from it.

Most councils in nsw will allow dual occupancy, I’m an agent from sydney metro, please make sure that you can atleast strata them.
The council Area I work in prohibites strata or torrens subdivison.We have a couple off duplexes for sale and there a nightmare to sell (all underone title)
Yes, They can be done virtually anywhere, BUT make enquries on the subdivision application

I would make sure with your solicitor/conveyancer about those fee’s and also the rebate if your property doesnt sell.
I’m an agent and dad was a solicitor, Most solicitor’s would ask for upfront disbursements ie
ct, 149 cert, sewer diagram, dp etc.Just make sure, before you get stung.

I’m an agent although at one time i gave it a rest, And in those 5 years I didnt look after my properties, you dont want the hassle, people often talk and say how easy it is WELL its all roses when things go to plan believe me when they stop paying GOODLUCK getting in contact with them,
plus the time it consumes its not worth the trouble.
A week ago a couple walks into my office and they want me to look after there property I thought great new business, Yeh Right once we sat down and discussed it there tenant for 13 Years was behind from june this year wouldnt return there call knock on the door numerous times no answer even though they were home etc.
I personally delivered a notice to terminate and guess what the rent started to come in.Think before you do it.NEGOITATE WITH THE AGENT.
