I use Price Finder… 1/2 the price aon a month to month contract, and there service is fantastic.
I think now is a great time to buy!

I've always offered well below an advertised price, and the most I've ever paid is $12,000 less than the advertised price. I've never been knocked back yet, although had to negotiate a couple of times.I agree- Depends on the property and owners circumstances.
The most recent property I purchased was advertised originally at "Offers over $650,000" 4 months later I secured the deal at $595,000 even though the last advertised price was "Offers over $630,000"
The Agent has a duty to present all written offers, I would put your offer in writing and ask that they counter sign.

Where about's is the property situated? This can make a difference.
Regarding the fees and charges that they can bill an owner.. unfortunately this is not regulated. The only rule that must be followed is they are not allowed to charge anymore than the maximum REIQ rate of 12%.
Some agencies do not charge the maximum.
Contract periods vary, depends which agreement you are entering into.. is this a standard holiday let or are you talking about a lease back situation with an accommodation provider?
Every onsite manager/agency will charge different rates for cleaning, linen hire, etc and it is important to shop around. Many people don’t realise that they do NOT have to let the property with the onsite manager. They can use an outside agency if they wish to do so.
Why don't you check out the rental section of http://www.realestate.com.au and see what's renting in that area and the prices advertised? Maybe call a few local agencies and ask them the questions you would like to know.
You can also try price finder, they have a section of the website that lists all the info your after… however it does require a fee.
