For me Blackwater is the next Moranbah, absolutely nothing available for rent atm. towards the end of this year when alot of rents will come up for renewal and I think we will see a big spike. most second hand homes atm are renting between 500-600, but with a paint job, carpet etc they will probably fetch for between 800-1000.
A similar thing happened in Moranbah and Dysart a couple of years ago. There was nothing around and in the space of a few months rents almost doubled.
there are six operating coal mines, with one under construction and two more mines not far behind, plus gas activity is ripe, bow energy has opened its csg power station

Does anyone know the real story with bowen and whether there is any likely movement this year. A local also told me that they there is a new mining camp being built along with the 700 man camp already in existence. This is not good considering there are over 100 vacant properties in bowen at the moment. I would greatly appreciate any insight into whether this the case and whether I should be pulling out of Bowen asap.HAve a baby onthe way and can't afford a high risk investment.
I would also welcome any feedback if you can recommend a real estate agent as mine thinks property management is about shuffling paper only.

I think Moranbah has flatened out and stay the same over the next couple of years. Blackwater seems to be the best performer this year with more upside as rents are rising rapidly. there is currently one property available for rent
my advice would be is to try and secure a corporate tenant on a minimum 2 year lease.
Blackwater has been going gangbusters recently, theres literally nothing available for rent during the past 2 months.
The next Moranbah for sure, especailly with the expansion of the CSG industry. Bow energy is building a power station there which will push rents and prcies even higher!don’t over analyse, no point taking 12 months to make up your mind then prices go up!

best bit advice is not to stress, not worth it! secondly don’t over analise things
there is about 400 years of coal supply and 400+ of gas reserves. These towns aren’t going anywhere
wondering if the CSG industry will have a huge impact on prices in these towns?
