    And then double the time period they tell you.

    Indeed – and don’t trust anything they say as definite until it’s happened.

    Seen the odd person get caught out on expected changes, leaving them with subpar investments because they were expecting to be able to develop the site.

    TICA and obviously they can’t use you as a reference thereafter – not much else other than that.

    We all get rubbish tenants at times, right now I’ve had one which has caused circa 3k damage and lost rents to one of my properties – it happens. Sometimes you just need to cop it on the chin, it’s toxic to let it place a drag on you any further.

    You’ll have a minor benefit from cheaper rates that owner occupiers are benefitting from.

    If it’s your primary residence you don’t pay CGT regardless.

    Might be worth doing a cost/benefit analysis of flipping vs holding and releasing equity on the properties to buy again – you’ll find quite often that the buy/sell costs, government charges etc eat into a significant amount of profit which could otherwise be retained.

    Moggy is referring to a bridging loan, which some lenders offer customers so they can buy their next property whilst having the current on the market – the loan can capitalise during that period. It certainly does involve cross collateralisation.

    Overall it’s unnecessary and a better result can be achieved through careful structuring.

    Fundamentally though over 12 months on the market is TOO long – you can determine the sales price or time on the market, only reducing price will get this finalised.

    You’ll find it’s not just the big 4 but even the little guys who have been hit by these changes. Fundamentally it’s about building a strong finance structure which works as a cohesive unit – this may include both Big 4, Big 4 subsidiaries and 2nd tier/3rd tier lenders etc.

    The aim of the game is to keep the money flowing for investing, than picking out favourite brands. :)

    It’s a natural part of human psychology to justify your existence – not by external facts but your own interpretation. Unsuccessful people generally believe there is no opportunities in the world and risks are dangerous, whilst you’ll find many successful people will say the exact opposite.

    In the end you need to run your own race and associate with like minded people. Fundamentally even if you know what someone says is wrong, it drags you down – you’re better off having people who uplift and encourage you with your challenges and goals.

    TL;DR Australians in particular are heavily risk adverse and like to tear anyone who goes outside of the norm – be it business, investing etc.

    Leoniey it really depends where you’re buying too though. No point going on about how great your yield is if you own in a town of 50 people and declining. :)

    I’ve seen some exceptional properties with 3% yields, and duds at 10%. And more importantly I’ve seen it switched the other way around too!

    You might need to expand a little more on what non-profit developments are – and why you want to get into them (obviously not profit!).

    Considering the competitive nature of property in Australia, especially in the development sphere, I’d save the vast majority of social based development is backed by State governments. There are some projects like Habitat for Humanity which I know run programs here in SA, but funnily enough they don’t really sell them that cheap compared to local stock without all the work requirements and restrictions on wages.

    Why invest in a declining market?

    There are multitudes of markets in Australia – keep jumping across to the next viable option.

    I would say the most of our most successful clients have built their portfolios this way – moving around between markets. Let’s call them Nomadic investors. :)

    If you’re thinking the market is sliding, why not wait out until this eventual collapse? Else you may find you buy well but have any ‘profit’ eroded.

    Obviously if you had the property purchased for an exceptional discount (20%+) that would likely insulate from any issues, but the chances of success are going to be a lot lower than lowballing in an already declined market.

    Government regulation largely insulates and reinforces the prices in Australia – primarily through planning laws.

    Unrestricted planning laws would definitely be the biggest threat to most investors in Australia.

    The historical average for rates over the last 30 years is circa 7.5%, so if you work back from this as a worst case and then compare against the reality you’ll have a good understanding of where the property sits on the risk/reward spectrum.

    Another silly sale in one of my pockets of interest – Nailsworth 5083.

    Guide of 550k, expected to sell in the 575k range – sold for 640k prior to auction. Tiny kitchen which is falling apart, hallway bathroom with only a shower. Otherwise quite neat, but block too small to do any meaningful extension.

    Which sold for 583k in June – arguably superior location, extended kitchen, full bathroom etc.

    Having a chat with an agent who made another sale in the area recently – found offers were 10%+ above their expected goal price, vendors are scrambling to sign in the absurd offers.

    The changes in response to APRA have been rolling on for a number of months now – I originally wrote an article here: http://www.precisionfunding.com.au/apra-the-evolving-lending-climate-for-investors-challenges-and-opportunities/

    In short borrowing capacity has reduced for all, maximum LVR’s for a large numbers of lenders reduced or restricted and interest rates increased for investors.

    Certainly not the end of the world, but more than ever points of the need for a strategically planned finance structure.

    Good way to look at it Pete – especially if you can use the funds to pay down your mortgage, freeing up equity for further investing.

    Agreed – Supply/demand is certainly going to keep prices cool in a lot of these areas.
