@Cjaysa says it’s low, @fredwisely says it’s too high. It requires more analysis especially regarding shifting of risk from vendor to purchaser.

Way too many variables involved. Best bet is to run through all your details with a broker so they can give informed advice.

In terms of loans, definitely seek a mortgage broker. A bank only really cares about that one transaction whereas a broker can map out a path for this property and all future ones as well to ensure you to keep investing forever. @CjaySA on these forums is a really good one.

It varies from bank to bank, I have had good response when allowing 6 months in between purchase and refinance 12 months even better. Any less than this it is tricky to convince a bank’s valuer of any real growth unless your reno is much more substantial. @cjaysa great kitchen and great install cost there, getting the install under 1k is much harder in our areas but if you can do that you will almost always get a great outcome. My cheapest install ever was 700 so you are winning!

I’m from Perth originally too. I’ve used @cjaysa for my mortgage broking both when I was in WA and more recently in SA.

All banks calculate your income and your expenses using different methods. The income minus expenses creates either a surplus or deficit. You’re likely in a deficit with your current bank. I use and recommend @cjaysa , he was initially interstate when i first began using him and it was really easy to get everything done by email. I moved to SA (same state as him) and we still do things by email, so I doubt a face to face broker would have made any difference.

When I was living in Perth I was using @cjaysa in Adelaide from these forums. For these sorts of things you really ought to use the best in the country regardless of where they are. You’d need to email your documents back and forth anyway.
