    Good way to get two agents who don’t really care about selling your property as they know another party might sell it before them so won’t invest the effort.

    I know quite a few agents and have spoken with them on this exact subject – they’ve all said the same. Only desperate subpar agents would bother with this for a residential house.

  • Indeed – this is where renting early on generally makes the calculators look a bit healthier than if they have a PPOR with mortgage. What I’m noticing more and more however is that many who rely on this then are wanting to buy a PPOR only to find out they no longer have any capacity and either have to sell down some IP’s or just not buy.

    Considering most 2nd tier and alternative lenders have been around for 40+ years if not longer I’d say the market is already priced in – this isn’t exactly a new thing.

    Yes you still can get a lot with a 457 visa – there are some lenders who won’t take this visa type or have recently pulled away from it, but there are still options available.

    Re; the bad credit – very unlikely that your previous UK credit file will be picked up in Australia.

    Be careful with this – many lenders are heavily restricting cashouts so you may draw the funds out and find then that you can only work with <10% of lenders as the others won’t allow you to draw the funds back out due to the latest round of restrictions.

    Their borrowing capacity calculator is OKish but nowhere near the best and have significant costs – so I’d be curious how they fit the best.

  • Agree with Matty – Norlane, or even cheaper would be Corio. Geelong in general has a lot of options around the 400k mark and is incredibly popular with investors at this time. I think there’s a lot more value investors in Geelong compared to the alternatives ie Melton.

    Generally not – valuers will generally disregard them on valuations too as there is no evidence to show they increase value. Pools are similar – they are highly subjective so they don’t necessarily increase the value of the property.

    Floating around circa 70% at the moment – generally the leverage stays at this point as I debt recycle to leverage equity into property deposits/shares. So long as there is a reasonable enough ROI I’ll keep doing so.
