    A strategically planned lending structure will outperform any one lenders maximum borrowing capacity. Generally we find a carefully structured structure can extend your borrowing capacity 1.9-2.5x any one lenders max capacity.

    Quite a few different ways Curtis, you can:

    *Save for the entire next deposit
    *Buy well and use equity from first purchase and or in combination with savings
    *Buy well and use cash to renovate the first IP and then use new equity to purchase again

    They most certainly DO NOT just lend 80% of the purchase no questions asked, furthermore the new debt is stress tested at a far higher rate than you’d actually pay at the current time – you’ve certainly been given a bit of wrong information.

    That’s not quite true – lenders certainly will lend to a person without a *job* – they just need a suitable income – this can be a pension, superannuation, income from other investments, income from business ownership etc.

    Done quite a few deals for clients who don’t fit the traditional *JOB* shackles – it’s just about income exceeding liabilities.

    Indeed – and don’t trust anything they say as definite until it’s happened.

    Seen the odd person get caught out on expected changes, leaving them with subpar investments because they were expecting to be able to develop the site.

    TICA and obviously they can’t use you as a reference thereafter – not much else other than that.

    We all get rubbish tenants at times, right now I’ve had one which has caused circa 3k damage and lost rents to one of my properties – it happens. Sometimes you just need to cop it on the chin, it’s toxic to let it place a drag on you any further.

    You’ll have a minor benefit from cheaper rates that owner occupiers are benefitting from.

    If it’s your primary residence you don’t pay CGT regardless.

    Might be worth doing a cost/benefit analysis of flipping vs holding and releasing equity on the properties to buy again – you’ll find quite often that the buy/sell costs, government charges etc…[Read more]

    Moggy is referring to a bridging loan, which some lenders offer customers so they can buy their next property whilst having the current on the market – the loan can capitalise during that period. It certainly does involve cross collateralisation.

    You’ll find it’s not just the big 4 but even the little guys who have been hit by these changes. Fundamentally it’s about building a strong finance structure which works as a cohesive unit – this may include both Big 4, Big 4 subsidiaries and 2nd tier/3rd tier lenders etc.

    Leoniey it really depends where you’re buying too though. No point going on about how great your yield is if you own in a town of 50 people and declining. :)

    I’ve seen some exceptional properties with 3% yields, and duds at 10%. And more importantly I’ve seen it switched the other way around too!
