    Don’t mean to eat any further into your profits but, have you included costs for –

    Electricity and phone connection
    Loan establishment fee
    Mortgage stamp duty
    Bank solicitor fee
    Mortgage registration
    Title registration
    Search fee
    Conveyancing
    Council Rates
    Advertising costs on selling

    There’s probably another $4,000 or so there to consider….

    Hi Wayne

    Try a second hand building supplies place. They are bound to have one.

    If you are in Brisbane you could try The Big Red Shed, or Woollongabba Demolitions, or drop around to my place, there is an old hardwood window sill sitting in my carport (window taken out as it was no longer needed where it was). It’s in good condition – lovely red timber of some sort, just waiting for my next kerbside collection pickup….[biggrin]

    It may be similar to something I remember from a number of years back. I saw a similar ad and called about it. The fellow sent me a bunch of information about the area – can’t remember exactly where it was – nth nsw/qld??

    Anyway, he seemed like a very nice old fellow and explained that it was all his land and he just sold some off every now and then to get some money to live off.

    I was young then and new nothing of investing, but wish now that I did!

    BTW – would you mind sending me details of the ad?

    Julia, and Advice – how does one ‘prove’ to the ATO that the repair was necessary, for example, that the property did indeed ‘need’ painting when it was purchased (as opposed to painting it after purchasing, when it didn’t ‘need’ it)???
