There are a couple of cashflow 101 clubs in Sydney. (1 @ Nth Sydney) If you go to the Rich Dad Site you can search for cashflow clubs in your Country/State/Suburb.

I actually receive a monthly newsletter from Ajay, he has the same deal, hand over money and they will do the rest, it does sound a very easy way to go. A book which is about foreclosures because people haven’t paid their taxes, is the 16% Solution by Joel S. Moskowitz. I found it a really interesting book with info. from selecting an area; what to look for in ppty’s; bidding at local auctions; to getting people on the ground to help you. My reservations with buying foreclosures was that they were sold at auction and you couldn’t inspect the ppty. before hand, so therefore you bought the ppty. before completing any due dilligence.Teach

Yes I have purchased the wrap kit, it is an excellent resource and gives you the confidence to start wrapping.
You do get access to Steve, I asked approx. 3 questions and got very good and prompt replies by email and even a telephone call from Steve. This is a very good and thorough resource that I would highly recommend.
I have tried my first wrap area, although with no success, I found it quite time consuming as I have a full-time job.
I will try other areas where I hope to be more successful, but at the moment I am looking at other avenues.

I have just recently completed my Estate Planning, I own property in my own name and a trust, I formed a Discretionary Trust, which comes into effect only when I die. This seemed the best way to pass on my assets to particular people. A good solicitor should be able to advise you. Costs between $2,500 – $3,500.

My advice is to buy the WRAP KIT and study it if you are interested in vendor financing – i.e. becoming the bank. Good way to get + cashflow without the hassles of tennants.Teach

The short answer is yes! I have only two rental properties at the moment and am in the top tax bracket so it really didn’t matter, but now I plan to get into IP in a big way. Visited the A/c the other week for less than 2 1/2 k he set up a Family Trust with a Pty Ltd Co. as trustee, I now feel confident in my position as to the right structures and can get on with the business of investing. Peace of Mind is a great thing.

I rang this guy John, he emailed me his info, package and then sent me some of the properties I could buy in the USA, when I did the figures they were not + cashflow and when I asked could I view the houses I never got a reply, I think that says it all.

This is my first time on the forum, I am interested in making a trip to the US to purchase foreclosures and tax liens which return 16% interest or so they say. I have never invested in the US but would like to see how the land lies. Let me know if any of this interests you.
