    I just had a look at that Allhomes site and while its better than the others I quoted in my original post, it still does exactly the same thing that my original rant mentioned…
    i.e. list houses by price… how does a 79000 house come before a 48000 house? when i choose "house" only why do i get units and relocatable homes? when i choose "house only", why do i get vacant blocks of land etc?

    grrr

    One of the best sites i have seen is the New Zealand site, Trade Me

    They have an awesome search engine, its easy to use, uncluttered, easy on the eye etc
    We should ask Trade Me to open in Australia :P

    Hi all

    Well in all this discussion about Tax Liens etc I think we have forgotten something important…

    I just wanted to say thanks to Tommy and Steve and their team of hardworking guys and gals for running a truly excellent conference. I enjoyed it thoroughly, i found the information comprehensive and easy to understand and certainly felt as though my investment would be returned "with interest"!

    Thanks guys, I appreciated it!

    On a side note I definitely sat at the best table! Met some lovely people at my table, Queenslanders, Cockroaches, a lovely Polish lady and a livewire "3 businesses at once" gentleman from some other state that isnt as important as Queensland… :P Had a lot of laughs and thoroughly enjoyed the social aspects of the conference with these new friends :)

    I apologise to anyone who noticed my momentary powernap, and all i will say is that whilst Backpacker Hostels are cheap, and Tiger Airways is cheap, they arent necessarily conducive to good sleep and timely departures / arrivals. I also wont mention my travel-partners two West Australian friends who plied me unmercifully with alchomohol and good company which further reduced my "stay awake power" :P

    I was going to ignore the newest "ryan" (sorry mate :P) but since there doesnt seem to be forum moderation with regards to spammers, its up to the community (or me anyway hehe) to point it out

    Firstly if you are going to promote your business on this site, we dont really object. I cant speak for the owners of the site of course, but "we" dont really object.

    For myself though, and i know certain others agree, what we DO object to is mindless posts that are made merely to get your name in a thread with out any real value adding.

    If you are going to post, please actually ADD some value to the thread and dont post in 15 threads at once just to show us the depth (or lack of) your knowledge. We know you are a spammer and will hate you for it :P

    (and yes the above post is superfluous in the extreme, adds no value and merely restates inaccurately the actual requirements of the tax treaties between the two countries!)

    hmm i arent an expert (though my definition of "expert" is "drip under pressure" so maybe i do qualify after all :P)

    But in my experience the "new ip" creates profit for the builder i.e. he buys every thing at his wholesale price, adds his margins and then sells the whole property plus another margin…

    The counter argument to that is that in a rising market you can often make money buying off the plan as the property rises in value in excess of the purchase price before the completion of the construction. But in the end imo you give a decent proportion of your "initial" potential profit to someone else (i.e. long hold property u are always going to get the CG, but if it was a flip type prospect….)

    Conversely, if you buy an established property a lot of the stuff u get charged for on a "new" property (i.e. landscaping, lawns, fixtures, fittings etc) are all included and not priced out in the same way as with the new property. Of course the property is also older so there may be some maintenance issues…

    Either way if you are doing this as an IP i would recommend getting the property Quantity Surveyed for tax purposes – those guys list every possible thing in the property and make claiming your depreciation etc deductions a piece of cake for the accountant.

    For me i prefer to go find my own block of land, design my own plan, get a private builder to build it and do as much as i can myself (gardening, etc) to minimise the costs added to the project. Or conversely to find the suitable established property and manage the reno / paint/polish etc myself (assuming it was a good buy) This way i know where the money went :)

    anyway i dont know if that helped, but i did warn u i wasnt a expert hehe

    I like the area somewhat…

    Whilst its built right next to an old dump and its reputation suffers imo from that, that dump is now a large green space to play on!

    Location wise its close to all the right things, shopping centres, trains, buslines, parks, highways (but not too close :P) etc
    Properties in the area are nearly all new (or newish) and the area looks neat, if a little closed in.
    My parents have lived in there for 2 years now, and we have a couple of friends live in there.
    I have lived in Taigum and the local suburbs for the last 18 years so i feel as though i should have some knowledge of it :P

    IMO capital growth will be there though it wont be as strong as Carseldine or Taigum (neighbouring suburbs).

    I think its a good and undervalued area with plenty of long term good points and you could do a lot worse :)

    i recently had to turn down what i considered an excellent opportunity, purely because the timing was wrong for me :(

    There was a duplex for sale in Annerley (Brisbane) which in anyones language has to be a suburb with good expected capital growth. Its close to universities, transport, large shopping centres etc, in short a great spot for students etc

    Each duplex currently had 3 bedrooms, but with the addition of one wall in each duplex, it would have given 3 x 1 bed rooms, and 1 x 2 bed rooms in each duplex 

    Now the most students (i believe) you can have in a house is 5 (else you have to jump through all the legislative hoops relating to boarding houses), but this was a property deal with 2 duplex's so you avoided that little issue

    So now i could sleep 10 legally in a property at Annerley…
     
    Cost of House $650,000.00
    Expected weekly rent $1400.00

    even after all the management costs, allowances for maintenance etc, the thing was hugely cash flow positive AND in a big city (for the cap growth)

    I dont see the issue with student accommodation personally, its maximising the properties earning potential :)

    back in the mid-80's i was told about an investment opportunity in shanghai – you could apparently buy units for around $4000.00 and rent them out to locals (yes four thousand) – the returns werent that good but the possibility of capital growth was there

    however, like your friend noted, it isnt like Australia where every thing is legal and above board, you just didnt know who u were dealing with, wether every thing had been covered off and even then if after all of the requirements were covered, might they come back and simply repatriate it from you for some unknown (and unfightable) reason…

    funny enough i checked recently and those apartments are now worth 500000.00 each… but i still think i made the right decision hehe

    there are companies that specialise in having these bad debt notices removed from your record

    the credit code is very specific as to what is required in the process of having your record annotated negatively, and thus it is often quite simple to have the negative record removed simply by proving that the process wasnt adhered to (irrespective of wether you did or didnt pay the account)

    if you need a contact for this i know someone :)

    (and for the record i have no interest in promoting this other business, neither do i get a commission or something of that nature, this is merely something i know about due to previous employment for many years as a National Credit Manager for a huge company and i am therefore offering the help if required :)

    Hi All

    I went to a certain seminar in Brisbane just last weekend and i found it interesting to say the least.

    Firstly there was at least one high profile property guru there spruiking their products – i was amused to see that at the end of each of the promotions we were offered "12999.00 worth of product for only 5999.00", as long as we signed up immediately.

    This of course was the theme of the two days except for one legendary international spruiker who promised us $76000.00 worth of product for only $5999.00. Of course this came complete with preppy intro music and bouncy stage antics :P

    Most interesting of the weekends events was a "moment" i had with the organiser of the event.

    I was actually interested in the product of one of the presenters, to the point where i phoned my wife and told her something about the product and asked if she was prepared to let me (having been there) make the decision to purchase the product.

    Needless to say, she who must be obeyed said no as she would like more information first (fair enough too)

    So i went to the organisers and enquired when this particular presenter might be appearing again so that i could organise to have my wife attend that event.

    I was almost gobsmacked when said organiser then tried to use an old "1970's used car sales" technique on me that involved suggesting that i was not the "man" in the relationship if i couldnt make a decision without my wifes permission etc and more comments in a similar vein continued

    Needless to say the hard sell approach didnt work and i am sure the presenter would have loved to know about the actions of this particular person…

    In fairness to the organiser though, i did learn some things of interest through out the weekend though and the event was decently organised, though i probably wouldnt attend again unless there was more depth of information offered *(unlikely given that each presenter is trying to get you to join their group and receive the in-depth information there)

    Do i think all presenters are dodgy? No
    Do i think that members promoting their products on these forums should be vetted by the owners of the board, yes definitely.
    Do i think that presenters at a Steve McKnight seminar should be heavily vetted prior to being allowed to share the event with him, yes

    IMO Steve has gained a measure of trust and respectability from his work in charities, his publications and his oft stated beliefs and i hope he isnt risking that credibility by allowing unknown quantities to promote within his business.

    Nigel, i was just re-reading all of kamerukas posts trying to see where he/she made any claims to be an expert?

    All i can see is someone making quite clear statements of their time involved in research in the market there and their offer to help others who may wish to take advantage of some of that knowledge

    All i see from your post is a negative comment with out even the courtesy of an explanation or an alternative view point

    Please feel free to elucidate us further whilst preferably leaving your attitude at the "door"
