Hey Thanks for your reply,I'm not actually looking to buy the property, just to "spot" and sell the infomation of the house for sale to a third party – namely the "money rich time poor" type of person.Or am I silly bugger and got the wrong idea of spotting?

I’m not sure what you can do in that situation (maybe someone else could help?) But its an excellent thing we you can roughly value your own property to see if the bank sounds right..

I Can’t agree with SHales and Airstrike enough.
I’ve helped friends do reno’s before and the smaller shops are soo much more helpful, use them, give Bunnings a miss this time.

What does your insurance Policy say??
Maybe get in contact with Wormald? (www.wormald.com.au) They are in the fire protection business and offer maintenance services. Maybe get in contact with them or similar companies to see if they’re cheaper??

Maybe you should look at 1-2 bedroom units/flats, especially newer ones. Do a bit of research and find out which areas have a high concerntration of well-off pensioners and look at modern 1-2 flats..?i

Well I spoke to the Agent,
Apparently the people in the house are in their 70’s and through the courts got a lease till the year 2040 for only paying a $1 a year to the respective landlord, no matter who it is. Apparently their is no way out the real estate agent tells me..

Thats what i’m thinking, I’m gonna head down to the Real Estate Agents to get details. I’ve never heard of it before either, but i don’t want to let it escape if its good!
Its about half the price it should be, and its fairly new!
Plus i reckon i could put a good offer to knock down cheaper, make it well above 10% Gross yielding..
