Thanks for your replies. It’s good to know the process to take when looking at Sub-Dividable properties to see whether they have the potential to make some additional money for you. It’s not my main focus but if a property comes up that has some potential at least I know were to start.
Also Marie, Have you ever had a look at https://www.nearmap.com/welcome-new. It’s a lot more updated than Google maps/Earth. The update roughly every month and instead of a Satellite image they use survey planes to take the image so it’s a lot more detailed. It’s free to join, The only down fall is they don’t have any form of street view.
Thanks for shedding some light on this for me, I’m still doing my research on Sub-divisions and won’t be jumping in until I’m comfortable with the knowledge I have, This just added to that.
Like Mrs P I have looked into Geraldton a bit and keeping a close eye on it too, With the next mining boom looming I think it is going to be one of the towns to boom from it. Particularly like other mine towns like Headland and Karratha, Mining Execs need houses local and to save money ideally want a local workforce. Geraldton could possibly follow the same path as the other mining boom towns. But there is obviously a risk as with all mining towns when times a good all is well but when it goes bust it can leave people sitting high and dry.
Also I have been looking at Mandurah/Rockingham of late,Mandurah is still recovering from it’s boom time a couple of years ago with many houses staying on the market for a fairly long time so potential to pick up a bargain if sellers want their property gone. And again with the mining boom looming it is a popular choice for many FIFO workers for the lifestyle it offers (Being one of them myself I know many people who have moved there for that reason) Also with that in mind don’t forget about the Baby Boomers who may want a change in lifestyle when they eventually retire and Both Mandurah and Rockingham shires have designed the towns around “Lifestyle”
Their my thoughts any way, I’m yet to jump into these areas but I’ve been looking at them a bit in recent times.

Yep sorry, Single phase is just as good if not better THAN a 3 phase unit. Technology has come along way, especially with the Inverter systems in terms of operation efficiency. But thats just my opinion. If your still unsure speak to somebody who works with them on a daily basis.
Being a Sparky myself can give you some advice on your questions…
1) Yes your assumptions are correct that single phase appliances can run off of a 3 phase system and not visa versa. A single phase appliance uses one of the phases of a 3 phase system, where a 3 phase system requires all 3 to operate.
2) 3 phase is available at the dome and will be available for all of your buildings, The cost will be a little more as you will be buying a different type of cable with 2 extra cores inside, plus your meter box will need to be fitted with 3phase circuit breakers and meter etc, Not a huge cost but still a cost.
3) The new inverter type air conditioners are very efficient, quiet and do just as good a job if not better as a 3 phase unit. I have found as long as you buy a reliable and well known brand of air conditioner your generally cant go wrong, I
As far as the suitability for 3 phase to go onto your town houses i personally don’t think it is worth it. I have it my self and about the only thing i’ll be using it for will be for my workshop when I get around to building it (And thats mainly because I’m a sparky and more power I have available the better )
