congrats on finding a +cashflow property. due diligence takes the form of among other things, organising a building inspection, getting a pest inspection, talking to local real estate agents (not the one the property is listed with) to see if the property is priced fairly and to find out if you will be able to secure a tenant easily. it is also helpful to talk to locals, eg the post master or the lady at the local shop.( assuming it a smallish town)
i would also be doing a thorough walk thru the property, room by room taking notes. it is also handy to carry a digital camera, as often you forget what things “really” look like.
i am sure there are other things to be a undertaken before purchase, but there’s a few to get you started.[]

if you are searching for a broker i would highly recommend stuart from prosolution. stuart runs a very professional business and has been extremely helpful to us.
stuart is a regular poster here on the forum is aware of some of the issues we as investors face.

welcome to the forum. you have come to the right place if you want to learn more about cash + property. there are many wonderful people on this forum whom you can learn from.
my suggestion to you re finding property in victoria, is to go to http://www.realestate.com.au and put in victoria. then narrow down your search area to the towns you are interested in.
also check out sooshies “useful links” thread, there is an enormous amount of information in that one thread.

i am with wilandel on this one.
we have tried the banks directly and 2 different brokers on various occassions. each time we were disappointed with the outcome and the service they provided.
as it so happens we have just started talking to stuart ourselves (as of this morning)and so far we have been very impressed with his and josie’s prompt responses to emails and their genuine interest in our situation and goals.

we did a bit of research into broken hill about
3-4 months ago and found heaps of +cashflow properties. what we found from our research and past connections with broken hill is that it has been “discovered” by out of town investors, which has had an impact on house prices.
we spoke to both agents and residents about real estate and tenant issues. overall the response was that the population tends to be a little transient and leases often go to a week by week situation.
the town is heavily reliant on the mines and also tourism. there a few primary schools, high schools and the dept education & training have a district office located there.
the shopping facilities are pretty good.
overall we did not feel comfortable about broken hill as a part of our investemnt strategy
and decided that it was not for us, but remember that this is only my 2 cents worth[].
i am sure there are other people out there in forum land who believe broken hill is perfect for their investing goals.

having read each of your posts, it is very evident you do not agree/ align with any of the sentiments or strategies posted by the majority of members here, therefore it begs the question “why are you here??” you seem to “know” a fair bit aboout steve and his strategies, how about revealing a little about your self that may go some way towards qualifying your self and your investment strategies.
we are all keen learners and look forard to your input.

thanks for your responses. you will be surprised to know that the office is in fact part of a well know franchise group! the town is quite small however, does not, i believe have the monopoly.
and yes i did explain to them quite clearly that we would not be listing with them in the near future, if ever.
