It's been vacant about 2 weeks now, but been advertised for rent for around 5 weeks now. I've noticed a lot of townhouses around Varsity have dropped their rent, alot of them are at the $370 mark and they look better than ours, so I will drop the rent again next week, guess I'm dissapointed as the previous tenants were paying $390. Also just a bit desperate to get it rented as our cash situation is pretty tight at the moment, so every week it remains unrented hurts us, so that's why I'm looking for ideas, but if you all think just dropping the price is best, then I will do it.

Well, so far our place still remains unrented, there has been interest, infact it was almost rented a lady was about to move in and last minute pulled out, don't know why. So I'm thinking I'll try another price drop next week to $370pw, don't really know what else to do. That is what I wanted to ask you guys, is there anything I can do internally to the townhouse to make it more appealing? there is actually nothing wrong with it, it is in very good condition, but I'm now desperate to get it rented. A previous suggestion here was providing foxtel or internet, is something like that worth it? I will look at putting an a/c in the main, but is there any other things I could do? I'm wondering because there is no back yard, so don't know if that is the reason. The agent seems to be doing their job, but open to suggestions of other agents around Robina that could do any better (tried PRD a year a go, they were hopeless). Appreciate any advice.
Thanks for the great advice business global. There is no aircon in the bedrooms only ceiling fans. There is a big aircon in the dining/kitchen area which would carry through to the living area. I will wait and see if any of those 4 parties put in an application from Saturday's open, otherwise I will seriously think about putting an aircon in the main and I will get the ad changed to delete no pets. I just had a look at our management fees and it is 5%+gst on rent collection and 2.5%+gst management fee, which I think is very reasonable compared to other agents.
Hi guys, I actually went to the property this afternoon as we were picking up the washing machine we didn't need in there anymore, so I told the agent to advertise it open for half hour while we were there. 4 groups came through and they all took applications, and this is with the $10 less per week new advertisement, so hopefully we will get something out of that. Sometimes you have to do things yourself!!!!!!!!! I should tell the agent I will only pay half the letting fee, seeing how I did half the work of opening the place and showing them around. I also thought about offering 1 week rent free but someone told me that sounds desperate, so didn't end up following through with that idea. Also I was very surprised to find our property in immaculate condition, the previous tenants really looked after it, I took cleaning products with me today to give it a bit of a clean up, didn't have to touch a thing, I wish those tenants stayed. I'll keep you posted during the week see if any of those 4 groups follow through with an application. Thanks heaps to everyone for their thoughts and comments

Spoke to the agent today and they were supposed to drop the rent to $380, take the ad off and put it back on so it bumps up to the top of the list, I've just looked on the web and the stupid agent has taken it off and has not put it back on!!!!! I could have possibly missed out on a potential tenant searching the web tonight, not happy grrrrrrrrrrrrrrrrrr. Also the agent also said she had trouble letting people through the house as it seems the current tenants were not speaking to each other or something and could not seem to organise a time for people to go through that would suit the tenants which cost us a potential tenant who really seemed keen. However, as they have moved out today, the agent has advised they can now show people through anytime. Thanks for everybody's input too, much appreciated, a lot of tips I have taken on board. Will post the link as soon as I scold the agent in the morning for this!!!!!!
I spoke to my PM today and advised that we will have to change agents if they cannot get any applications by the end of this week. They understand and will not charge me anything. They also told me that they have about 28 properties they are trying to rent that are sitting vacant still, and also interestingly they said they are having a lot of people breaking leases so they can buy their first home. So now I'm even more worried. Thinking perhaps I should sell up instead if more people are looking to buy, however I would have to sell for a lot more than I bought for, so as for the time being I think I will have to try get the bloody thing rented!!!!!! Your thoughts and comments are greatly appreciated

Raddles, link below for my property, all comments greatly appreciated on any improvements. Also you mention you approached another PM. I'm concerned that as I've signed a property management agreement, it might not be as easy as approaching another PM, I'm hoping they don't try charge me anything or keep me to the contract, however I'm going to mention tomorrow to my current PM that if they don't get any applications by the end of the week we will be contacting other PM's, hopefully that will get them off their backsides to try find someone. Will let you know what they say.

Thanks Dukster, it was originally on the market for $450, in which I would have got in a normal market, now it is at $390 and still haven't generated a lot of interest. it is priced the same and even a bit cheaper as other townhouses that are much older than mine and not as modern. The agent did tell me that the 4 bedroom homes seem to be rented more so than any other type of property in the area, mine is a 3 bedroom. The townhouse has a/c in dinining/kitchen and ceiling fans throughout. The agent has it listed on realestate.com, domain and other websites and it is out the front of their shop window. It's funny that the ad on realestate.com has had over 300 hits, yet only 4 enquiries, 2 applications – 1 person ended up being on the black list and the other had too much dodgy info on their application. Also I put an ad in the local paper this weekend and the agent advertised an open on Saturday and had it listed as open on the realestate.com ad also, not 1 person showed up!!!!!
