    Hi Gazza,

    We invested in a hotel a few years ago as a private investeor but only in the leasehold and the person was surpose to buy the freehold as well. it went very sour because of what he did and is now in jail for fraud. This hotel was on the market for 3 years and the vendor had to come down in price dramatily to get it sold. He has been back in control for the last 6 months and get not get a buyer for it as it seems to be to far from everywhere. There are problems with buying in the country such as drought and low comodity prices and depending how the people run it. We looked at another pub late last year and we decided against it as we have gone this path with real estate. One advantage with pubs is that the leasee pays all outgoings so 10% is okay but if you want to sell you might have a problem. I know the vendor of the pub we were in bought the freehold for $400,000 back in 1986 and the best offer that he has had is $500,000 but that could be because nobody likes him!! The other thing to consiser is the lender might only go to 60% lvr so just check that out. Hope i have been of help to you and if you want email me at [email protected]

    I ma on wireless and it is so quick!! The cost to set up is around 600 and for me its $39.95 per month with unlimited download with no time outs or anything like that. Just turn on the computer and thats it. Worth considering

    We have 8 in s-e QLD 2 in cairns 2 in melbourne. All buy and hold but have sold 2 in the last 6 months to fund other ip,s. Have had some amazing growth on some of them in the last 12 months and am starting to use the equity in them plus the rents have also gone up as well. I have a fantastic team of people around me such 2 brokers 2 agents and the best accountant who really understands what i do. Even got one for him late last year and he is rapt in the result.

    I live in Narre Warren 35 kmls out of melbourne and with new freeway extenstion in non peak hour 25 mins to the city. Most of my stuff is in woodridge [hi to the guy who lives there] and rochedale with 2 in cairns. Great read this post.

    I have bought 3 sight unseen but in saying that theagent that i have in that area is great. He knows what we are after and he calls and i say yes and as i am in that area once a month i then get to check them out and every time they have been fine. he even gets the pest & building reports done by the time i am there. One that he got me is a monty as the bank was ready to forclose on this guy and i got the deal thru before it happened and we got it valued and it came in 65000gs more than what we paid!! Needless to say we love our agent!! So it can be done if you have the right person in that spot but only then. I like the idea of the lear jet to do it!!!

    We also had some dealings with the club but only bought 2 thru them. Lot of hype ans many ego’s thru out their system and we did okay in the investment side of things but we felt we could do it better ourselves as we were then more in control. kevin Young decent guy but team going down the ladder not to good as they always felt that they knew best and you knew nothing. When we picked an area that we felt would go and give us the return we were after they reckon i had flipped well yes but that happened years ago! We are very happy with what we got and to this day they havent gone into that area but i think that is because agent’s dont like dealing with them. Have noticed on their website they have changed tact on what they now go after compared to a few years ago so would be careful. like all forums such as this one you pick the eye’s out of all and apply to suit your needs as they all have something to offer. I to have read the book and like most others found it fantastic but wheather we do some of those things only time will tell.

    We have been buying up there for the last 12 months and have not had a problem. The area has changed greatly since people have come into the area particuly from down south and needless to say we have down very well althoiugh we did have a contact in council who told me that things were changing very fast so we went in there, Some of our values have increased by as much as 100% in the last 12 months and have not had a problem with any tennants but due to good agent. Still believe has got a bit to go in the next 12 to 18 months and can still find the odd bargain or 2 as we have. Good solicitor martinez in brisbane very through. have fun lue]
