    Adrian,
    I looked at Darwin but found that rent returns for same dollars invested weren’t as good so went with the best + avenue to start me off on the investment track.

    I have no idea what the acronym SLA refers to.. (waiting patiently to see what comes out in the forum)

    My comment re Native Title was not in reference to Jancrows comment about SLA’s but was by way of an explanation of why we have a land shortage up here.

    If you have no understanding of the regional issues, perhaps you might read the posts more carefully before commenting in future.

    Native Title ownership controls much of the land here in Alice and the rest is desert sands of the infamous Simpson Desert..

    Sooo we make do with what is allocated and that in turn keeps our investments churning over.

    I use Quickbooks Pro .. and separate each property by Class – at the press of a button I have a P & L on each property, complete with charts and comparisons, as well as an overall P & L + Balance Sheet for everything I own.

    Makes life so simple as it can be done as I reconcile bank statements. Tooo easy!!

    Thanks Melbear, I’d missed that point totally and had been continually wondering how I could possibly stretch my own resources to own more and more properties. Duh what a ditz I am! [:I] Basic maths – 4 doesn’t go into 1 very well!!!

    Still I have the perspective, and I will achieve and that’s the main point ;)

    Re: excessive managment fees as quoted above at 10% + …

    Try negotiating the management fees with the managing real estate office .. I did [:D] .. goes a long way to cutting costs.

    Generally speaking, Alice Springs has limited vacant lots, hence little building activity pushing existing prices up and up. Less new housing, increasing population .. you do the sums! Rent returns are very good, properties are priced to reflect that but capital gains have been increasing steadily too.

    It’s been a nice comfort zone for me.

    I’m an Alice Springs buyer. Rentals here are achieving some pretty high (and sustainable) returns and have for a number of yrs.

    A shortage of available land, expensive construction costs and land ownership issues ensure housing prices maintain their levels.

    It seems to me that if you do your homework you can’t go wrong in Alice. [8D]

    Mt Morgan is about 20 minutes west of Rockhampton. An old gold mining town which apparently is being reconsidered once again to reopening the old gold mine.

    Houses there are mostly old, timber and in need of repair but good if you’re handy.

    There are very little work opportunities in MM however many ppl commute to nearby Rockhampton and Stanwell (power station)

    My recommendation is: Go have a look before you decide.

    Hi … I’d really like to join ‘remotely’ .. I’m in Alice Springs, have just bought my first IP and now just reviewing when I can take the next step.

    It’s been a nerve racking experience [8D] so would love to be involved in discussions for support and information to help me along the path.
