Rents expected between $320 – $360 p/w

It sounds like you have just gotten confirmation from the broker that there is a lender who can help. Then again if it advised you of the lender and other information then the broker seems (I can't say for sure and no offence is intended) to have led you up the garden path.
I am not in WA and I am not sure about the other's who post regularly but I am more than happy to try and help if you like.

In this type of situation the only way to go is fast. Whether it is you and your partner that wishes to purchase the property or the friend who may still be able to refinance himself to save his own home.

FYI – I have refinanced a few clients into a 'Cash Flow' facility. 2 of those being personal friends and both have finished their taxes for the year and the capitalized interest can be deducted.
There is another product due for launch that allows you to CHOOSE WHAT REPAYMENT YOU WANT TO MAKE with the minimum being $50 per month. Obviously there are conditions for this product and the remaining payments are capitalized up to the 80% LVR

I have gotten a bit done at my house over the last few months and I just think my sparky is great. I also make sure I tell everyone I know including my clients when I do find a professional that looks after their clients.
1. Double fluro installed in double carport
2. Check all light sockets in house and replaced 3 (or 4, I can't quite remember now)
3. Installed IXL in bathroom (4 action – Light, 2 x heat, fan)
4. Drilled a new hole to move light switch from inside tolet to the architrive
5. Changed backyard light from a normal to a 8metre fluro
6. Supplied fluro lights – 5 in total – from average size to 5m (or foot)
7. Supplied and installed 4 x double power points
8. Fixed my 2 6foot lamps (the slide switch died)
9. Changed a few of my light bulbs for me while he was up on ladderall of the above work was done for me for approx $300.00
I know that I have received discount because he is the only sparky I use whether it is for Insurance or just work I want to get done.
I am in Ipswich Qld and he is located at the Coast so maybe that could have a bearing on the price but all I know is he looks after me and everyone who I have referred to him that have needed his services.

Electronic loan – please advise of their website as I would be interested in looking at what they are about!!
The only "electronic loan" that I know about are the applications that we currently send to our normal lenders but now instead of having to send the good old paper via snail mail or the trusty fax machine now we are able to send applications and the verifing paperwork electronically.

As Wayne said, these are the perfect situation where brokers can come in handy. Most brokers are able to access numerous lenders and 100's of loan products.
Just because the CBA doesn't want or can't help you, that is just their loss. There are many bank and non-bank lenders in the market who would be happy and willing to help you in your future endeavours.

I don't think that I often "scatch my date" and Yes I do recommend clients to Liberty and their products, strangely some times it is when CBA has said 'NO'. Sorry to also say that I do not come from a ex bank or accountant background.
But I can say that Liberty does give a lot of people a chance when others don't or WON'T.
As for the rest of your post – Yes you should only ever use a broker who uses the correct software and is willing to look for products that suit what you are looking for and not what they think is best.

You should not have to cross collateralise depending on its location and the zoning. There are now lenders who will look at purchases that are outside the norm.

Display homes in general do sell for a slightly higher price and I am advised that this is because they rent back normally at a great rent. Look at what the other properties in that development are selling for. This may help your decesion.
