Just read some fantastic ideas on making neutral cashflow properties into positive like-

How can a higher deposit turn a neutral cashflow property into a +CF one?
I mean, the deposit is YOUR money- I always thought that a CF+ property was a property that gave you an income (even if it was just 5 cents a week)based on the whole purchase amount , not just on the amount you borrow. I thought it was all about yield.If that was the case, then basically, ANY negatively geared property could be called a CF+ property as long as you pay a deposit big enough so that the interest you pay on your borrowings will be less than the net rental income.
Am I missing something?[confused2]

Eventually I got the page back to normal again by first deleting my temp files, and then, as Simon suggested, clearing my cache.Hope this will work for you, too!

Once upon a time I DID organise my stuff- I think I used concept files (but there are other methods as well)
First identify your concepts, e.g. Property management, Advertising, Insurance, Area research, Type of property etc…
Then, like librarians do, make up as many keywords as you can in each concept e.g.: houses, units, student accommodation, high-rise, duplexes, studio’s, old buildings, new buildings, etc). Or keywords can be synonyms of the main concept.
So you can have a separate map for each concept, and if necessary, inside that main map you can have sub-maps on which you can write the keywords.
It is easier if you follow through with certain colours of maps, eg red for the main concept maps, blue for submaps, perhaps you need to divide the sub-map into another sub-map; use a different colour again.
This is, I think, a quite old-fashioned way of storing info, which I used in my studies and work years ago.
Shame that I am not nearly as organized as I used to be. [blush2]
It’s gonna take up a lot of space- the best thing I find is buy a filing cabinet.

If it is in one of those buildings with all the luxuries like a pool and a gym and a spa, there is more of a risk that something will need repairing and that there won’t be enough money in the sinking fund.
If there’s a 6-8% yield (which means you will still have to keep digging into your pockets) but hardly any or no capital growth, then is it really worth it?
Also, owning this kind of investment may prevent you from investing in further IP’s since the banks[buz2] won’t be thrilled to let you use the equity (if any) from this unit, since they are so hard to sell.

I’d go for it! Blackbutt floors are just beautiful- would be a crime to cover them with carpets.
In our own house we have spotted gum, in our IP there’s cypress flooring- it looks great.
I do think that the sanding job must be professionally done- if you do a bad job it can look terrible, with hollow patches and unevenness all over. So if you’re not sure you know what you’re doing, leave it to the professionals, it will be worth it.

Sorry, this has nothing to do with this topic, but I have a technical problem with the PI.com site. I cannot go to most threads, e.g. technicalities; I cannot go to ‘contact us’ or to my PM’s because the “Mentor Program Seems to be Full” ad is spread over my page and disables/blocks almost everything.
Does anyone else have this error? I see most people have been posting as normal, that’s why I think it’s ‘my’ problem?
Ya’d better fix it or tell me how to fix it, webdudes, hehe, or everyone will be stuck with me on this very thread forever and eveeeeeeer throughout eternity since this seems to be the only thing that works!

Welcome, diggo.
You have already made quite an impression on many forumites, I gather!You seem to be very serious about property investing, so perhaps for the next few years, until you turn 18 or 19 and want to buy a property, you’ll have quite a bit of time to read some property investment books by different authors to learn about different strategies.
Diggo, although you have a great interest in saving and investing, make sure you have fun as well with some of the money you earn.
At your age, make sure you keep seeing friends and do fun things, like going to the movies, to the pool, play tennis etc. [thumbsupanim]
Social contacts are important and spending money for fun is, well….fun![biggrin]Life is not only about investing[buz2]- investing and saving can have an important place in your life but I hope you are not ignoring your other needs.[party]
You may or may not find my post boring[tired], and not what you want to hear, but I am always a bit concerned about someone so young focusing too much on finances and perhaps ignore their education (which IS important no matter what the guru’s tell you) and perhaps does not have much time to relax and have fun with friends.
Not many people at your age find it a priority to invest, so perhaps it can make you feel a bit lonely if no one you know of your own age shares your interest in investing; you might feel that your friends don’t understand you.
That’s why you need to have other hobbies or sports as well, apart from making money- just so you do not lose contact with your own age group, so that you do not become disengaged with friends.
My point I am trying to make is that it is OK for you to save and invest, as long as you are taking care of your other needs as well [upsidedown](fun, education, sport etc); these things will help you to stay balanced and happy throughout your youth.
Anyway, whatever you decide, feel free to ask away, no one will flame ya, we are ALL here to learn, and I am sure we will learn from you, too!
