No they were ones that I hadn’t received yet. I read all the yesterday’s ones, went fine.

I just checked in, in setting up my own buyers agent as well.
First problem is, legally by law you are not allowed to spot property to some one else and charge a fee. If you do there is a $24,000 on the spot fine.

Chan$, If you sell after you’ve renovated, this new kitchen and lovely polished timber floor and perhaps a fresh coat of paint in neutral colours will give you a much better profit than selling as is, especially since the reno is not costing you much at all. It’s a good opportunity and a shame if you don’t use it.
Also, don’t forget that after the reno you could increase your rent.
Again (Gee Kay must be getting completely sick of me always agreeing with her[:o)]) I have to agree with Kay, thinking out a strategy is the best thing.
And I would also ask the tenant if he/she wants to buy.

I agree Kay that it is a lovely thing to do to just compliment people when they deserve it, everyone needs encouragement to feel good.
The idea of one weeks rent, Chan$ is also a good idea, as long as they don’t take ANY tenant as long as it is before the deadline, but a good one as well. I hadn’t thought of that one yet.
It certainly will be much easier to manage a property and dealing with the tenants when the tenants are happy.[]
Agee with the above, and Chan$ you cannot do that to the tenants to start to reno while they are still living there! WOuld YOU like that?[:0]
If the reno is very minor though, perhaps you could offer them to stay for half the rent if they allow for the renos. If they’re not intersted, you’ll have to wait until they’ve moved out.
About selling the place yourself to avoid paying commission, no problem if you’re a good negotiator or you have a property that kind of ‘sells itself’. But I do think that a good, experienced agent should be pretty good at negotiating the right price for your property. Perhaps better than you could get yourself. It all depends if you have the time to do it and if the property attracts lots of potential buyers.

However I have a small problem with it.
I accidentally have subsribed to the same topic twice or three times, but when I press “Unsubscribe” it doesn’t work, nothing happens. SO now I’m being notified twice or three times every time instead of just once.
THe reason I was so silly to multiple subscribe is that I wasn’t sure if the 1st and second times worked, as nothing seemed to happen. So I kept pressing the button.[]
ALso with some subjects I wasn’t sure if I had already subscribed or not and did it again. YES DUH
It would be very handy if you could tell, e.g. from a colour change or a little icon, that you have subsribed to a certain topic so you won’t make the mistake of subscribing again.
THis would be really [8D] if you could fix this/change this.[^]

Hi Elves although I have only one property, the tenants wanted 3 things fixed in the week before Christmas. (Sprinklers broken, light not working, door jammed) and I have told my PM that she can handle all the little repairs from now that are costing under $200 and not even ring me about it. As long as they are repairs (not improvements).
If it’s broken, it needs to be fixed, it’s the tenants right to have repairs done for them, privilage of being a tenant I suppose.[]
I want my tenants to be happy and not frustrated and also I care about my property so I want things to be in a good state of repair. I, myself wouldn’t like it either if I had to live with a jammed door, broken light etc.
It’s much better to keep tenants happy so they’ll sign up for another year, than to have to pay out the letting fee and advertising all over again after the lease ends. I like my tenants and I want them to enjoy staying in my house.[]
There are limits however, I think that I would be boiling if that situation happened to me, with the hot water system [][V][!] Talk about being difficult!

I would expect from a spotter whom I pay, that he/she has personally inspected the property, and knows all of the numbers and details. []
I think it’s a good suggestion of Kay to discuss it if you did use a spotter and what your experiences were.
May be we need spotters’ spotters (who may also charge a fee to pass on a great spotter[:o)])[]

I have just used Kay’s measurement, but then in comments I told them it’s just a guess and gave them the m2 and asked them to work it out.[]
ALso asked why the house is measured in sq while the land is measured in m2.[?]

I also have an IP managed directly by the owner. Husband manages sales and wife manages rentals and I’ve had only good things to say so far, and good communication.[^]
