    YES insurance is very important! Building and public liability is a must, but landlords insurance is up to you.
    I have insurance for our IP with CGU, covers building, landlord and public liability.
    Our own PPOR is covered (building and contents) with GIO which was the best rate we could find, but they don’t offer landlord insurance. If you don’t want landlord insurance anyway, have a quote done over the phone, and you’ll find they’re very competitive.
    I have heard that Terry SHeers is also good, but I believe a little bit more exxy than CGU.

    Hey if Chan knows how to clone himself and his dollars, then he might have taught sis and property guru this technique which they now use secretly to clone houses and land (they seem to always get incredibly good deals). So what’s pisces secret, it might be cloning good tenants what do you think am I right?

    I’m glad that this ‘advice’ hasn’t discouraged or side-tracked you. Good on you for staying determent.

    Years ago, we actually were also given the advice to pay off our house first, and we were so naive (stupid a better word???[B)]) to accept this and thought this, combined with salary sacrifycing into super was a great strategy![xx(]
    So we started thinking about investing in real estate only recently, after paying off our house and finally seeing the light.
    Yes, we finally discovered we could have started MUCH earlier, that we could have used our equity years ago![V]

    I also found from experience that most planners are managed fund pushers. There SHOULD be good planners around though that are independent and get paid by the hour instead of depending on commissions from managed funds. Just haven’t found one yet![:o)]

    Anyone has the same problem? I still cannot remove topics from my subscription list. When I press ‘remove’ it asks me if I really want to remove it, when I say YES nothing happens.[?][?][?]

    Personally I would probably not invest in holiday rentals unless it was an extremely good deal. It’s a bit too risky for my liking. If things go bad with the economy and people have a hard time financially, one of the first things people drop is their holidays.

    Yes she is paying tax but only 10% because she doesn’t live in Australia.
    I just have to work out if this would still benefit both parties if we have to pay income tax on it.

    Thoroughly enjoyed reading this post, 13 pages already!!!
    What I’m still curious about is, did you go to places with a population of only a few thousand, or was the population in every place reasonable? E.g. were there places under say 5000 that you visited?

    I like her books (read 2) as another point of view, also like her calculators, but the deals on their website are hard to finance, like the retirement villages. You will need a LOC (which she recommends I think) or probably find a commmercial loan to finance them.
    ALso, as has been said, they depend on heavily depreciating, and depending on your income, how much can you keep depreciating?

    I rang them in the past before I thought of starting to invest, but found them a little pushy over the phone, they even sent me out application forms for a LOC and I hadn’t even asked for that yet.
    So I didn’t go ahead.

    Also these units she offers are not hard to find yourself through advertisements in API magazine etc. “2 for 1” etc!
    You don’t really need her website for this, and pay her a fee.
    Does she charge finder’s fees, by the way? Can’t remember.

    How do you know how much to insure your properties for? You need to be insured for the amount that it will cost to rebuild the property in case it burns down.
    I use the guide on the NRMA site that I discovered by accident.

    Hi Dynamic Duo, may be I misunderstood, but when I read your post about this service, I did reply by email, but what I understood (or rather mis-understood[:o)]) was that after you’d reply by email, you had to wait until you were contacted. I was never contacted and so assumed that the deals must have been gone by the time I replied, or that you didn’t have anything I preferred.
    I assumed that after you were contacted, you then had to pay the $25. I thought you had to be contacted to receive info first about how to pay the $25, to which account etc.

    ANyway, I have made an offer on a property this weekend, but if that falls through, I am still interested in seeing your deals and I’d be happy to pay to have the bears saved. Is this from WSPA, this is an organisation I donate to almost every month anyway![:X]
    Maybe Melbear and Bear1964 need to be saved as well[:o)]

    As as far as I know from reading this topic, the tour is going to go to Wagga, Parkes, Wellington, Cowra, Cootumundra (where the … is that), Temora. WHat other places are they going to?
