    DOes the domino theory have a lot to do with the ‘offset gearing’ strategy that you use, sis?

    I have to agree with Richmond here about ethics, I was going to say the same before I read his reply. Family sets the best example from a young, impressionable age, and there has to be a line throughout further education, but I do believe family forms the foundation. If ethics are missing to start with, it’s very hard to correct this at a later age.

    TO answer sis’ question: yes I would have liked to learn much more about money matters, investing etc, I learned NIL about this!

    Sis, I’ll have a quick guess as well.
    May be it doesn’t have anything to do with the physical properties as such, more with your actions? E.g. the first thing you do (e.g. research on an area and the property prices within)) has an effect on the next thing you do (e.g. deciding on your offer amount), which has an effect on your taxation benefits, which has an effect on what you can spend on your next property and so on?

    I’m probably far of-course here but wanted a guess anyway![blush2]

    The first issue I bought was the one with Jan Somers on the cover (last year)- this opened my eyes to property investing and I started by reading one of Jan’s books.
    SInce then I have been buying the issues at the news agency, but I missed the last one, I think. I will rush out tomorrow to see if it’s still there if Brenda is in that one I want to read it.
    It’s about time I subscribed, coz I love the magazine.

    I remember when I first got on this forum I read some posts like this about people not believing sis.

    ALthough I have (unfortunately) never met him, I really think he’s telling the truth, it’s almost unbelievable: he’s such a genius!

    But I think that he educated himself really early in life when others were still wearing nappies.
    Must be highly gifted if you ask me!
    I wish I had his business-sense![jealous].

    But I’m sure there must be others doubting him, this always happens when someone is exceptional in some kind of area.

    Yes we got a free will like Kay said, from our solicitor when we bought the house, but guess what we prepared it but still is waiting at her office to be signed- haven’t gotten around to do this yet (keep forgetting).

    We didn’t get a pre-nup when we got married, we both had nothing to loose then anyway.

    Did you see the movie: Intolerable Cruelty? Funny about tricking each other with the pre-nups hehehe.

    I started investing last year, first IP settled Nov 2003. Neg geared but quality property.
    Now looking for CF+ or at least neutral, haven’t been lucky so far.[glum2]

    Yes I received this info as well.
    Out of those 40 locations they are counting all areas that have more than 5% yield and have devided their findings in:
    G: A good chance to find positive gearing with a yield 7.5% or more.
    M: A reasonable possibility to find positive gearing with a yield of 6% or more.
    S:A slight possibility that pos gearing will be found with a yield of less than 6%.

    That might mean that out of these 40 areas there’s only a minority of areas that have a yield of over 7.5%. [thumbsdownanim

    Yields under 6% are not extremely hard to find, you won’t need a $220 report to find these areas.
    I have found some 7-7.5% yield properties myself, as well.
    SO to pay $220 for a report for yields that you can find yourself is a bit steep.

    If they said: ‘Yields over 9%’ I’d be very interested!

    Isn’t it weird that everything you own can just disappear but your debt will stay and follow you everywhere till you pay it off, even if the whole city blows up, as long as the bank still stands they’ll be following you…forever…and ever…where ever you go, what ever you do, does that sound scary?

    If I had nothing left, I’d ring my friends if I could borrow some clothes, then look for a job (one that hires dressed people). THen save, buy PPOR, then use equity to buy IP.

    Unfortunately Blondy-bec, I don’t know superfast and easy way; if I knew I’d be famous[biggrin].
    Yes for every town (and every house that you’d consider buying) you have to do lots of research.
