Therefore, to avoid paying double stamp duty, if I have enough equity then I will just use one security instead of two or set up a LOC draw out as 20% cash for deposit and borrow 80% using the security that I am going to buy.

    I like the story, I think I’ve heard something similar a long time ago.

    THe events that happened were all ‘naturally occuring’ events. Not about people doing something bad to other people.

    If you take this story too far, then people could interpret it to mean that people could just do rotten things to each other because Hey at the end it might turn out to be a blessing in disguise anyway.

    SO I think not only around Easter and Xmas we should show goodwill and have the best intentions, but aiming for this always!

    I, like everyone else probably, also had a few terrible things happen to me.
    Not every thing disasterous turned out to be a blessing in disguise. You cannot be sure that bad events will ALWAYS turn out OK.

    I have to agree with Lucifer.
    I used a mortgage broker (actually Simon, mortgage hunter from this forum).
    He promised and delivered and replied promptly.

    A good morgage broker has a whole smogasboard of all different kinds of loans of different lenders to select from.
    If you go directly to a bank they’ll have only their limited products, of course.
    It’s so much easier and faster to go through a good morgage broker.
    Ask how many lenders they have available if you look for one. This can vary.

    Good luck finding the right loan.[biggrin]

    Oh quickly before I go to sleep I want to say that when I was at school, one day one of the girls took a jar of sleeping tablets to school that she had stolen from her Gran’s drawer.
    As a practical joke, the whole class took a sleeping tablet, or even 2 I think as there were plenty to go around!
    Isn’t that irresponsible, but it was SO MUCH fun because we were all asleep or half asleep during lessons later in the morning, some were even snoring loudly, and the teachers were really annoyed and shouting at us, but we were too brain-dead to care! It was so much fun! All our parents were called to take us home, but all my Mum had was a bike (pushbike, not a HD as you might hope) and I was hopping on the back of her bike, it was so funny!
    THe trouble we got into!

    I also wonder what effect all this will have on future renters.
    WOulnd’t there be less property investors in the future, and wouldn’t the rents go up then?

    Oh didn’t he say that, Felicity, I thought that after he had been to all these seminars of other gurus, that he made a conclusion out of what he learned and said something like: (Not his excact words of course but from what I remember).

    “OK I have learned that the Guru’s I thought had the best strength and information did not sell as many products/did not get as much applause as the Guru’s I thought had little substance.
    SO I thought by myself: Here’s what you do, this is which steps you take:
    More people want to buy your product if you don’t really tell them much”.

    May be I’m wrong and misunderstood, that’s possible, but I really thought he meant that he wanted to apply these steps to his own seminars.
    But it can be my misinterpretation, of course.

    I can’t imagine however RO finding out this truth, that giving out less info means selling more products, and then do the opposite: Give as much info as he can even if it means selling less products. AND getting less applause.
    He certainly got a lot of applause, so would he not fall in the category of the ‘little substance gurus?”

    But may be I’m wrong, after all you have been to his seminar and found the information fantastic while I wouldn’t even give the guy a second look.

    I am not completely against wrapping itself though. It can help certain people in certain circumstances.
    WHat I am not liking is the way he is so unfeeling about buying a property off people who are in a mess. Like the lady who was in a hurry to sell, he bought the house off her for $145K and then sold it on to a wrapper for $235K.

    That’s a big difference, and I feel he takes advantage of people on the one hand, and gets praise on the other hand for helping people who can’t get finance from banks.

    Is he REALLY only helping himself?

    Did you hear him say: When they (meaning the hopeful people coming to his seminar) come to my seminar I’ll give him as little information as possible. THat way I can sell more materials (meaning crappack uuuhhm I mean wrappack)?[baaa]

    Just wanted to say something useful this time but Kay beat me and said it for me.

    I don’t ever look at people’s stars, they can be removed or left, or even replaced by little shiney easter eggs hehehe and I wouldn’t lose any sleep over it.
