I’d like to think I’ve said my bit, if you don’t like my comments I’m happy to agree to disagree on this one. It’s just my opinion.
Yes Pisces it is really sad to see people being hooked on things that sabotage their health and wasting money.
I know someone who actually was gambling away the equity in her IP on pokies!
She is getting help now which is a big step.
It pains me to see this happening! Not sure how gambling could be regulated though apart from banning the pokies. I think a gambler will always find a way to gamble, e.g. on-line.
I am living a fairly healthy lifestyle, I think, but it does take some discipline I have to admit.

Personally, I think it would be a big risk to throw in your job!
Can’t you start investing while keeping your job as well?
Even Steve still had to have the support of the income of his wife’s job to get started.
AND that was at a time when it was a bit easier to find CF+ properties than it is at this stage.
There probably will be a problem getting lenders to approve your loans if there’s no income from your job AND you’re still paying off your PPOR?
Others with more experience will probably give you more advice on the matter than I can, just my two cents worth!

Celivia, NEVER confuse what is legal with what is ethical.
It may be in your opinion unethical to pay less than someone asks for a property – however it is 100% legal. With a willing seller & a willing buyer whatever price is agreed is fair. Using information or relative power to influence that point is also legal up to the point where you actually break a law.
Acey I did not say that paying less than asking price for a property is unethical. WHat I said was that taking advantage of people in financial difficulty and paying PEANUTS for a property is not OK (whether it’s legal or not. We all know that the legal system/law needs updating from time to time and is sometimes lagging).
Negotiating a price which both buyer AND vendor are happy with is fine in MY viewpoint.
It’s (knowingly) ruining people’s lives by badly lowballing the real value of a property that in MY view is unethical and should be made illegal.
Stealing someone’s hard work – be it their writing, their singing or other copywritten material is ILLEGAL. Whether you believe it is ethical or not doesn’t enter into it.

I do agree with you that it is neither legal nor ethical.
But all I was saying (or trying to say) is that REGARDLESS whether it’s illegal people still do borrow CDs etc of friends or even copy it. I am talking about reality here.
So all I wanted to do is make the point clear that Native Metal gets attacked badly for having a copy of Steve’s Nobrainer in his possession, whereas it is very likely that the people criticising him have actually themselves borrowed or copied materials from friends.
I do respect you if you do have such incredibly high standards and ethics to never borrow anything at all yourself. THere are not many saints on Earth who never do anything unethical or illegal!

Frankly your viewpoint needs to be reconsidered. I bet you wouldn’t feel the same way if you had ever produced a work and sold it under copyright…then seen some people boasting about how they have an illegal copy. It’s dollars for feeding your family and it’s just plain rude as well (which is Steve’s point).

I do understand why one should respect copyright. But people who say that they NEVER have borrowed, made a copy, or shared books or information or CDs with friends are hypocrites. We all have done it at some stage. Has no-one ever burnt a CD or copied some music?
May be it is wrong, but I can think of much worse things people do, and this is generally approved by others!!!
What about taking advange of desperate people who are financially struggling?

It never took us that long to paint one wall, I reckon you should be able to paint a whole room in this time, not just one wall!
It’s hard to say if the quote was fair, I would, as suggested above already, get 3 quotes.
Details are needed, do only ceilings and walls need painting, or also e.g. wooden window sills/ doors/doorframes, skirtings, does any old paint need to be steamed off or is it OK to paint over as-is?
I would make sure I’d get the details what they involve in the quote: what does it include, what brand are they using etc.[biggrin]
Last time I placed an offer I asked for the last condition report, the tenant application form, and also asked the Property manager to print out the last 6 months of the rent report. Just for my own peace of mind.
The PM was happy to provide those forms for me.
You can ask for 12 months too if it makes you feel more secure.
I’m not sure whether the lender will require 3 or 6 months of rental evidence (I didn’t go through with that purchase in the end), this may depend on the lender.

I agree with Derek, but would like to add that you should be very insistent about having all the inclusions mentioned on the contract, in detail.
Ask if any of the fittings/fixtueres belong to the tenant.
I’ve had a bit of a bad experience when I bought my property, for instance, the new curtains in one of the bedrooms were swapped for old ones just before settlement.
ALso, from the walk-in wardrobe all the clothes racks were taken out. So we needed to organise for new ones.[glum]
I had not asked for this to be included in the contract, since I just assumed they would automatically come with the house as they were atttached to the wall.
A bit lame of the vendors I thought as we paid a really good price for the house.[glum2]
Next time I’ll know better, I want the tiniest details included.[medieval]
