    Hi sis

    I always thought that body corp includes building insurance and public liability ONLY for the shared areas.
    As far as I know, you’ll still need public liability for the unit itself (inside of the unit).
    I think you can get landlord insurance that has built-in liability insurance, or you can just add it to your landlord insurance in the same policy.

    ANybody know if this is right?

    Hi Kay!
    I’ll be buying again this year if I can find something I like in the pricerange I’m looking at.
    It will likely be neg geared as I’m looking for something in or around Sydney atm, although I’m keeping my eyes open also for some other areas.

    I would say I’m a seesawer..anywhere between 4 and 6.
    I have no problem with holding on if everything drops in price. I can just shrug my shoulders about that.

    I don’t like to be geared to the max, I wouldn’t like to go over 70% LVR.

    Where are you sis, on this scale?

    Aaaaww Mimi (or should I have said eeeeww), why be so harsh? All Kay did was give a suggestion.

    No matter whether you feel you are ‘winning’ or ‘losing’ a debate or fight, it’s never a good thing to be hurtful. Otherwise an innocent thread will turn into a battlefield.
    It’s a good thing to have some regard for someone else’s feelings.

    I don’t understand all this business-talk, numbers adding up stuff where your own children are involved.

    I completely agree with Pisces and Kay, what is wrong with helping your child?

    If one of my brothers would need financial help from my mother, I’d be very happy if he got that help-there would not even be the slightest feeling of jealousy!

    Where love is involved, it’s only natural to want to help your children, whether it would be emotional or financial, what does it matter? It’s only money!

    Aww have a heart people!
    How would you feel if you had financial difficulties, for whatever reason, and you knew your parents were able to help you but WOULDN’T?

    Pisces

    Nijntje is a ‘nickname’ for konijntje.
    Konijn means rabbit.
    Konijntje means small rabbit.
    Tje, kje, etc are affixes used to show you mean ‘small’ or ‘little’.

    Small children often find it hard to pronounce Konijntje and therefore often say Nijntje.
    I think by choosing that name, Bruna really shows that he knows a lot about little kids’ speech! Very clever!

    It’s such a cute little name for such a cute little rabbit! Aaaawwww!

    Kay, this was the closest picture I could find to Miffy!
    It’s called Hello Kitty, I think, and may be a friend of Miffy. Well it’s been drawn in the same style. Miffy’s got heaps of cute little fluffy friends!
    Do you know that Miffy originally is called Nijntje? (It’s a Dutch children’s author/Illustrator, Dick Bruna, that has made Nijntje up!)
    All of his characters are just so adorable!

    It’s fraud.

    Will you still be able to respect yourself if you go through with this, even if you don’t get ‘caught’?

    Will your (future) kids respect you as a parent if they find out at some stage?

    Will your parents respect you?

    Will you lose people’s trust?

    Even if you don’t care about these things, think about what Acey said: It won’t help you build wealth.

    Why do such thing?

    Yes I’ve heard of this too, I think Jamie Mcintyre promotes it as well, for retirees, and if I remember correctly he claims it works very well with just 3 IPs in high-growth areas.

    THere’s always a risk, don’t you think, that during a flat market there will still be the repayments to be made, but CG then have come to a stand-still. Or am I seeing this wrong?

    ABout the repayments, just a question, do you necessarily need creditcards to make repayments, wouldn’t it be easier/cheaper if interest repayments just come off this as well? Just wondering.

    Russ, out of curiousity, would you have to seek the council’s approval for transferring a torrens title property like this into strata title? Or is this usually automatically granted upon applying?

    I must admit that I don’t have written down goals, although I’m not against setting goals. May be one day I will need or want them.

    I just don’t think it would work for me at the moment, to constantly have to think about things that I, because I wrote them down, I now ‘have to’ do. To disappoint myself because I ‘haven’t done’ them.

    But having no written goals does not mean I don’t have dreams!
    It feels good enough for me just to let myself flow towards those dreams, naturally.

    I hope to look back onto my life when I’m old and be proud of what I have done-or haven’t done.
    ANd that, as Aussierogue has said, means that I’m aiming to be the best person I can be. And being that needs constant work.
    I hope one day before I die I will be the person I wanna be, and be able to ‘bow to myself’ for what I have become.
