    Pisces, I’m not specifically just concerned about Allen.
    I just think it’s a good thing if organisations like ACCC are keeping their eyes on ANY spruikers – just in case. Not necessarily meaning that this or another spruiker is a conman!

    We don’t want a repeat of what happened with Henry Kaye.
    Of course, it is the individual’s own choice, but there will always be people who are too trusting.
    Prevention is a good idea, in my books.

    Well this is all I have to say about it anyway, just my opinion.

    WOW that’s bad about the teachers ganging up and verbally abusing your kid, Rebecca.
    We have been very lucky with our kid’s (public school) teachers. They had such lovely teachers always, and there were no problems at school, ever!
    Hope you’ll be able to sort it out, it must be very stressful!

    Everdine, I am not surprised!

    We had similar problems when we bought our IP last year.
    We were offered a $33 off as well.
    We still paid too much, but in the end I thought it wasn’t worth stressing over it and and accepted it.[rolleyesanim]

    Lesson learnt, I’ll know now for next time.

    20 May 2004 – US spruiker fills Henry Kaye void
    Australian Financial Review, 20/5/04.
    A US property investment spruiker, Robert G. Allen, has attracted more than 1,000 people to seminars held in Melbourne and Sydney this week. Allen was brought to Australia by a former partner of Henry Kaye, promoter Ronnie Kagan, and will present two more seminars today in Brisbane. After the initial two-hour seminars people are encouraged to sign up for a further four-day workshop in July at a cost of $4,995. The language in Allen’s promotions is similar to that used by Henry Kaye but so far the ACCC has not intervened. Consumer advocates Neil Jenman and Denise Brailey attended one of Allen’s Sydney meetings and said they feared millions of dollars of investors’ money was about to be lost. ACCC chief Graeme Samuel said the commission can only act on advertising claims, not the financial advice component of the seminars.

    Yes pisces you’re right, I had not checked out whether what Jenman says in his quote is correct.
    I just planted it here to let people know what Jenman had to say.
    It’s not my own opinion, although I assumed Jenman would have checked out the validity of this before saying something like this in public.

    Hello Misty
    If I understand correctly, you have a LOC of $50K-which is the limit you can use.

    In this case, *I* would use about 70% of that 50K (so about 35K) as a 20% deposit on a good quality IP, with no work to be done.
    The rest I would leave in the LOC as a back-up.

    I would borrow the 80% or about $140K, giving me the chance to buy an IP worth around $175K.

    This is what *I* would do, if I were in the situation you’re describing.

    Well, I am with Monopoly and Kay on this one. I would never buy an IP that I hate, even though the numbers might add up. (I love purple too, hehe).
    I don’t want things in my life that I don’t like, generally, and I’m not making an exception for IPs. It’s such a nice feeling to be proud of all that you own, why do with less?
    I love the quality, the smell, and the touch of things, and also the vibes.
    THe IP we bought last year has quality polished cypress floorboards throughout and I just love the ‘yesteryear’ smell of the property, the beauty of the place, the friendly atmosphere…

    You can use the Active Topics option from the menu on the left, and from there you can set a timeframe, e.g. “since you last visited”, or “last 2 hours” etc.
