    Hehe Matt, well yes if you only smoke light cigarettes, if you don’t think you’re addicted, if you smoke on social occasions, if smoking relaxes you, if you keep ending up smoking again, but at least try to limit it…
    then you can’t really be an addict, right? [cigar][biggrin]

    I know I am pretty good with words though I would be the first to admit that I couldn’t carry a tune in a bucket.

    Hmmm LSM, what makes you think I talking about YOUR poetry?

    I was talking about bad poetry in general- any bad poetry.
    Anything less than Christopher Marlowe is a turn-off for me :))) Hehe just joking!

    Yeah tough and strong works for me…:))
    But when you’re in the mood words can be magic, too! Not necessarily poetry though.
    And bad poetry is a turn-off!

    There was another post a while ago in where smoking addiction was discussed.
    I said there, that the motivation for me to give up smoking was because I had found out I was pregnant. THe motivation was so great, that even though I smoked for about 12 or so years ( a 25 pack a day) I just binned my cigarettes and although initially it was a bit hard, I never had any withdrawal problems. Never smoked since.
    Hehe Gatsby and G7 this method might not work for you :)))

    My mother and father in-law, who smoked for ages, about 30 years, decided to quit together cold turkey after the price of cigarettes increased again. THey were a bit moody for a week (you wouldn’t have wanted to visit them hehe)[argue]and [dead2] and [agro2]and [axe][party], but they did it and both heven’t smoked for some 20 years now.

    My brother quit with the help of a book by Carr. COld turkey also. Hasn’t smoked now for about 3 years. Eating oranges for cravings seem to help, he told me.

    It is my first home and I received the $7,000 grant & repay her weekly.

    Betterlife, what will happen to the first homeowners grant?

    I’m not sure about the timeframe, but don’t you have to live in your PPOR for a certain amount of time, say 6 or 12 months, for you to be able to benefit from this grant?
    Do others know about the exact timeframe?

    I ring my property manager about once a month- just for a short chat. I don’t like the idea of only ringing them if there’s a problem or something to complain about. I ring them just for no reason other than to say hello. They always sound very happy to talk.

    Yes good, bad or ugly!
    You say: they are offering a fifteen year rental guarantee of $194.23 a week

    I’d want to make very sure that they and their income would be reliable and they are able to make such promises.
    Not all hotels are doing that well in Sydney, I know that for a fact!
    I mean, a rental guarantee only is as strong as the company/business that promises it. What will happen if they aren’t doing well, if they go bankrupt or something? Is there back-up?
    Just do your research carefully!

    Hello Hudson!

    Well… personally I wouldn’t dream of managing it myself, especially if I couldn’t easily visit it!

    What will you do if the tenants stop paying rent?

    And wouldn’t it be a hassle to organise all repairs and maintenance from a distance?

    Who is gonna do your inspection reports?

    I think that a good PM is invaluable.

    Others will have more to say about this.

    There is public transport to nearest town (Bowen) twice a week.

    Bugger- I would hate to miss that bus!

    Very well said, Yack. I feel that way, too.

    I mean,if I wanna sell my house for the best price possible, I am not saying:
    “Out of the goodness of my heart to HELP OTHERS enjoy living in this wonderful property, I’m putting it on the market for ( X amount of money)”.
    Imagine that! Pffff.[biggrin]

    I am reading “The Real Estate Rookie” by Teresa Wainwright.
    Mmmm this book smells nice!

    Also reading a Dutch novel, called “Agnes” by Peter van Straaten.
