    I haven’t looked in McDonalds for ages, we normally use the drivethrough when we get Maccas.

    LOL reminds me, Ionce used IMHO in a post, thinking that it had this meaning.
    Then someone asked me in what part of my opinion I was being humble.
    So from then on I always thought IMHO meant “in my humble opinion”.

    I agree. However… this is the case for every subject.

    There will, for example, be pupils who don’t have the interest to learn maths.
    Does that mean the maths program has to be dropped or that there’s no need for improvement?
    Or does it mean there is room for improvement until these pupils will have a better grasp?

    Even if a minority of pupils benefit from these sex education programs, it is worth it IMO, as it will have a future ‘domino effect’ on their own kids and grandkids.

    Hmmmmm [ohno]….If they EVER gonna have kids after participating in this very much improved program hehe [party].

    Re single mothers, may be the answer lies in education. Well I’m talking more about teenage pregnancies here.
    I think a lot more could be done in the area of sex education. I know they have programs like drug and sex education (my own kids took part in these programs) but these programs may not be intense enough for many teenagers.
    I believe that the rate of teenage pregnancies would decline if the programs would be more individualised and intensified.

    It wouldn’t matter to me whether a block of land was irregular shaped or rectangular if all other aspects were favourable, like in this case.

    Do you ask from a ‘feng shui’ point of view?

    I dunno Lucifer, it sounds like a lot of profit to me… How many hours of “work” do you figure it would have taken?

    And, people, re calling someone ‘stupid’- haven’t we all, at some time in our lives, been a ‘victim’ and later wished we had checked out things a bit more thoroughly, or wished we had not trusted a certain person because we found out that person wasn’t worhty of our trust?

    Did you class yourself as a stupid person after making that mistake?

    Baloo, I have found the body tricks you- in the very beginning you feel as if you don’t need nicotine, but suddenly, even about 6 months later you can still get a craving!

    Just be aware of that…maybe haves some patches laying around in case…[cigar]

    Dom, the agent who told you about the rental return is the agent who is selling the property, right?
    Don’t take his word for it.

    Check it out, see how much other properties similar to yours are actually renting for.
    You can check out rents either by asking for rental rolls from agents, or on a RE website such as realestate.com or domain.com, or you can ring around RE offices and ask.
    Many would be happy to give you a free rental approval/estimate.

    I think you will be asked for a written letter from a real estate agent (property manager) about rental income anyway by your lender before loan approval.

    I am wondering, is there a certain established ‘rule’ lenders use to decide whether or not someone has become too ‘rent reliant’ to be able to borrow more?

    For instance, do they use a formula, e.g. rental income should be no more than, say 40% of your total income?
    And when your rental income passes that treshold, (say that your rental income is now 60% of your total income, and only 40% is earned from your job) is the rent above that 40% treshold not taken into account anymore?

    I just wonder what lenders actually mean when they say that someone is too rent reliant and therefore not able to extend borrowing. What is the factor that decides this; how do they work it out?

    To answer your question on whether or not this looks like a good deal, I could not tell from numbers alone. It depends where it is, what the vacancy rates are, how big the population is, the future population prediction, what industries there are etc.

    ALso, like Yack, I’d want to know a lot more about the accuracy of the rent, it does sound rather high.

    It also depneds on whether it needs work- yes the price is $156K but what if it needs $50K spend on renovations? A roof for example, is an expensive part to replace, so are kitchens and bathrooms.
    ANd if it’s wheatherboard and the boards are chipped or cracked (I have seen some cases), and there is asbestos involved, it might also be a costly job to get that removed and replaced.

    So unless I knew all these details I couldn’t tell whether it was or wasn’t a good deal.

    Make sure you find out as much as possible, not only the numbers.

    Just adding that you also have to take into account the purchase of expensive electrical equipment and tools they (e.g. carpenters) are using, plus the maintenance and repairs of that equipment.

    I agree with Derek about reducing the rent. I would!
    Are you sure the rent you are asking is the market rent for a unit like yours?

    If you’d reduce the rent say $10 per week on a year’s lease, yes you will lose out on $520 for the year, but how much will you lose out on if the unit is going to be vacant for another 2 or 3 months?

    Is the unit desirable enough?
    Are there things that you could do to make it more desirable? Compared to other 3 bedroom units in the same area, is your unit up to standard?

    I would certainly talk to my PM and ask for their advice about the rent and about what they think you could do to attract tenants.
    Have they done their job properly e.g. advertising, showing people through etc?
