    Here’s another person who respects Jenman.
    I like him because he genuinely seems to care what happens to individuals.

    That’s very true, Kay.
    And if these insecurities/fears are not noticable, they may give you a “psychologic test” and analyse you till they find something *wrong* with you- anything. Something that they can cure, of course![baaa]

    I thought they must of had half the articals or something, i noticed there is no SIS photo, or is there??

    That’s right, Jaffasoft, no photo on-line.
    On Saturday I went for a lovely walk with a friend and strolled into the newsagency to look at SIS’ photo. [biggrin] [specool]

    Thanks for that McDonalds link, Kay Henry [biggrin].
    It would be so much fun to go to one of his bizarre seminars- just to see how the guy operates, how crazy things can get in there [mad]. We could sneak in little le snacks (oh no they’re too noisy to eat, something softer like jellybeans perhaps) and we could wear those glasses [suave] with eyes painted on them so it would look as if we were awake [sleepyanim].

    Could we also claim the time we’d actually spend sleeping behind these wide-open eyes glasses?

    Yes, exactly; that’s why I talked about empathy in one of my previous posts in this thread when I said:

    Not wanting to bite your nose off here:), but I assumed people would read on from what I already said, and not expect me to repeat that point.

    So we seem to agree that it’s important to treat others with respect, Acey :))
    If they feel good about how we treat them, it makes us feel good in return.

    There’s just different ways of seeing and doing things, I guess.
    I am happy with my personal beliefs, with my ‘angle’, and I am happy within my square.

    I just want to feel good about what I do to other people, even though it means I have to stay inside that cosy square with pink windows, and even though sometimes the things I do don’t make ‘business sense’. But they feel good.

    I don’t need to have more offers accepted than I can handle. For me, there’s no point in that.

    You’ve read up on one of the investing gurus books, and they advise you put in “Multiple Offers”. say ten or twenty or more, etc.
    So you go ahead and do just that.
    But you can only afford to buy two properties.
    Unfortunately, five of your twenty offers came back accepted, so you invoke the finance clause, legitimately now, as you can’t afford to settle all the accepted offers !! HOWZAT !!

    I am only referring to multiple offers. I just don’t see this as a decent way of doing business with vendors and agents.

    I have no problem with the inclusion of a financial clause in genuine offers.

    Well it might seem like a very smart(ish) [baaa] thing to do, but what would it look like from the vendor’s pov?

    Would you like that to happen to you if you were the vendor?[ohno]

    And also, you will lose your good reputation with the RE Agents. They might not even be bothered to present your offer to the vendor next time you come in. [medieval]

    Wouldn’t you like to be known as someone integer and trustworthy?

    I just let my PM handle everything; they’re experienced and know what they’re doing by checking tenants out in the first place.

    I also have landlord insurance in place, which gives me peace of mind.

    Hehe taking photo shots of tenants- that was a joke…right? [confused2]

    To treat tenants like potential criminals is not exactly my idea of building a good relationship [biggrin].

    We ate our Monopoly game. Hehe, we had one with chocolate properties.
    So you end up with a shortage of housing towards the end of the game.
    We still have the Dutch version that we brought with us; may be we should start playing it again- much fun!

    I just want to know what sort of insurance people have on their properties (Landlord and building) and what company do they use.

    Hi Andrew!
    I have CGU’s Landlords Residential Property Insurance.
    This covers building, contents, landlord’s and liability.

    Landlord insurance includes things like: theft by tenants, malicious damage or vandalism by tenants, deliberate or intentional damage by tenants, rent default and theft by tenants.

    Any insurance company will give you a free quote over the phone, or sometimes companies have a facility on their website to work out a quote for yourself.

    What if you are a licenced trades person, and have your own company, could you claim work that you did yourself through the company?
