    Hehe, MA, funny! Can you imagine having to read a crapheap of emails/advertisements [dead2] to earn a measly $20?! 2 cents per ad/email.[dozey] You’d be behind the [computer] till your eyes are [square].
    Sounds original to me though- a “get rich bored quick” scheme.

    Hi Carmen,

    I looked at these retirement units abot 18-24 months ago but lenders find these units very risky.
    I think that most people must be paying for these units from a LOC, or come up with at least a 40% deposit.

    Also, it concernes me that lenders find these units risky because it might mean that they probably won’t let you use this unit as a security for your next property either.

    Management fees are usually quite high, and even though you might be told or shown that the return (I assume you are talking about net return?) is 7%, somewhere in the contract [sleepy2] it will likely say that you can expect annual income growth in line with CPI increases, BUT it also says, perhaps in small print, that management fees increase by 3% annually OR in line with the CPI- whichever is higher.
    [hmm]
    So I don’t ‘get’ the income growth thing they try to attract people with- OK income might grow but so will the outgoings.

    Oh, just adding something positive as well: apparently these units do have a very high occupancy rate- almost 100%. I did check out a few villages and these units were ALL occupied and the management had waiting lists as well.

    Hi Flavs,
    I won’t call myself a Dubbo expert but I do have an IP in Dubbo South.

    We drove to Dubbo and had a good look around the areas and I have to agree with pasandbec that out of those streets, Bishop street would be the best option.

    All the other streets you mention are situated in the furthest NW corner closest to the airport. After talking to someone who works for the council it became clear to me that the properties for sale here are mostly ex-housing commission houses and it is kind of a problem area.
    Bishop street appeared to be a nice, quiet street and still not too far from shops and schools.

    As a visitor, I did like Dubbo’s relaxed atmosphere- there were many people relaxing near the river, and there is a beautiful golf course on the other side of the river near the zoo as well.

    Anyway, I have not encountered any problems with tenants so far, but I must say that the agency I am with looks after the house beautifully.[buz2]

    I have seen the acronym (if it is one) SS somewhere, anyone know what that stands for?
    I can think of 9Things it could stand for, but I better keep that to myself hehe.
    Any guesses? I have no clue gggr.

    Bunnings is not really specialised in timbers- you’re better off going to Harrison or Mitre 10- a store that specialises in timbers. Yarrah is not that easy to get as it is a hardwood and is normally not in stock at hardware stores.

    PMFJI, but IWFM because IIRC, FYI AFAIK a while ago this topic came up and ISTM, FWIW, that all these acronyms are IMHO not APITA at all but a lot of ROFLOL and I say this SFTH: RTFM WRT you- and BFYK you’ll soon say, (instead of WTF) OIC; IOW IWFM and you’ll be able to B&T without FUD, AAMOF!

    Settlement of our property was on the 19/11, too, last year, then was delayed a week on the vendor’s request. It needed some work such as painting as well.
    We had about 5 applicants checking out the house while painting was in progress.

    Tenants (who signed a year’s lease) moved into our property a few days before Christmas (I think the 21st) as they wanted to celebrate xmas with their kids in their new house.

    So, in some cases it happens that people want to spend their time off over Christmas moving house.

    Sheesh, moving house just before Xmas wouldn’t be my choice[upsidedown], but I guess some (or actually- most) people are much more organised than I am, having all pressies ready long before Xmas! [party]

    O dear, [blink] I have to admit I am not at all good at budgeting.

    Or may be I am, may be I would be the bestest budgeter among the budgeters, but I’ll never find out because really, I have never tried budgeting.
    Tooooo lazy! I can’t be bothered.

    What’s worse, I don’t really care![whistle]
    Is that bad?[blush2][evil4]

    I just spend what I think can be spend and needs to be spend, but no I am not a systematic planner.

    So I spend, and what’s left over goes into our LOC to reduce interest!!!

    I have the impression that it’s some kind of pyramid thingie. You’ve got to drum up friends who like to save money and introduce them, or something. And you get commission.

    Matt, I hope you’ll let us know how interesting the seminar was, once you’ve been.

    Hehe once you’ve participated in a pyramid scheme you will probably NEVER (I hope I don’t get moderated for shouting in caps here hehe) be able to try again as all of your friends will run when they see your face [fear].

    Oh but Jason, did you not know that these extra metres are hidden away in the store room?

    Well the ad says “store room”, but really they are under-advertising it as it really is a modern media room. Or could be!
    All you got to do is find the key, wait till the neighbours are away on holiday, and then move the wall back a little (or a lot) so you can squeeze your plasma TV in there.
    Imagine your tenants relaxing in their own spacious retreat- now THAT will give you the promised rental return! [biggrin]

    Yes, there are some flood zones!
    If you ring the Forbes council, they can be very helpful in telling you whether the area you want to buy in is safe or not.

    That’s a shame, Sonja, that you weren’t able to go, but very understandable- family first.

    If I had the opportunity to go to his seminar right now, I wouldn’t be able to go either- also because of family circumstances.

    Last year or so I visited Forbes to look around, and the only building inspector we found who was licenced was Hilton E Ellis.
    I will PM you his phone number now.
    He does not do pest inspections, so I also give you the number of a pestinspector.
