I second the fence painting idea – my mum painted hers in a nice sage green kind of colour, and in a small garden it blends in with the plants beautifully and gives the illusion of a fair bit more space [suave2]

Hi John, I was looking at investing with CWB, went to see one of their properties in the interests of finding out as much as I could, stopped just short of buying it having decided I could do better myself without their fee. I’m no expert by any means but I do know for sure that you do not have to forgo the FHOG to buy investment property. If you buy a property purely for investment and never live in it, you cannot claim FHOG on it, but you can still claim the grant when you later buy a house to live in. Have you considered a small courtyard? Maybe an L – shaped house?
Of course it depends on the size of the block. Having just been through the process of finding a floor plan to fit on a wedge shaped block with a quite restrictive size covenant I appreciate the difficulty.
