I found them last year via a friend of mine already in realestate (who has purchased through them and is a multi millionaire property investor – on paper anyway) I personally bought my first ever IP from them. I found them of great assistance. I am looking for my 2nd at the moment and I am going to go through them again with this. I have goals set …

    My first IP has even had some capital growth already (6 months) and best of all I am covering all expenses, so I am more than happy with my first ever IP purchase. Actually estatic I finally did it. Like I suspect a fair few people on here, I have been looking myself for a few years but I know if I left it up to myself I would still be looking.

    I suspect if you have the resources, time and energy to find an IP they may not suit you as they charge between 1-2% of the final purchase price. So you may not want to pay a fee – but saying that my final purchase price I reckon they negotiated off the price of the property anyway. So to me I got all this great service of finding a property, expertise on how to setup a contract to protect your self, made sure that the rentals that were suggested were exactly as stated at time of purchase (they do all this for you) etc etc. If I had tried negotiate myself I may not have got that low with the final price anyway. Who knows?? ALl I know is I got what I wanted and I am more than happy I found them.

    I didnt have the time, energy or resources to investigate locations and find something myself. I was just going around in circles. So I am probably bias but I will definitely recommend them to anyone who asks.

    Like I read somehwere the worst mistake you can make in realestate is sitting on your hands and not doing anything. (Obviously there are bigger mistakes but you know what I mean :))

    I bought my first ever IP from them and looking at another one via them as we speak now. Some of the stuff is property they are listing and they charge a buyers agents/finders fee. It is quite reasonable from what other BA’s seem to charge. Other property, I believe is stuff listed directly by the agent/builder and hence no finders fees.

    I have found these guys to be totally professional and more than helpful. I have a personal goal of having 5 by the end of next year, and the way I am thinking right now is that I will buy them all via these guys. So that may explain my thinking of Spiro and http://www.cashflowcapital.com.au.

    I still am doing my own due diligence on these properties myself. Well I have a personal friend who is in the same game but so far I am on track.

    Also I looked at those US properties too. There are quite a few that are securely tennanted. Did you look into them further. I have had some basic email communication with the agent over there. Will be in a position shortly to look at other IP’s. Nice returns and are reasonable price. Just have to look into the process and financial setups etc. Bit confused how that would work.

    Hi,

    I actually bought a property that I found listed on that site. I had a friend who is a buyers agent who found the property for me and has helped me get this property.

    I too have spoken to the owner/manager of the site about another couple of properties I am looking at. Stavros or something I think his name is?

    The way it works is they source the properties from buyers agents and real estate agents. So some of the properties are controlled by buyers agents where there is a finders fee applicable and others there are no fees as you are dealing directly with the controlling agent. You just ask at the time of enquiry.

    I don’t mind paying a finders fee if it is the right property for me. Like they say I guess they can attempt to get the price down by what the fee is so everyone wins. As long as the numbers crunch right I am happy.

    I am looking at a U.S. property as we speak now.

    I can only get 70% finance and that I was told is the most will get financed. It is a Canadian/U.S. finance company. Haven’t got all the details to hand, but can get if interested.

    The property is only $80000 US so not really too much of an issue to get finance for it and come up with the cash difference.

    Anyway that’s my experience.

    Thanks Stuart, yeah obviously I will seek accountantant advice. I am not seeing her for 2 weeks though so was just asking in general.

    Hi Derek.

    Not sure why I cant even ask if anyone else is interested in a site that lists only +ve geared props. I am nothing to do with the website. I just know how hard it was to find +ve props. I couldn’t care less if I tell people it or not. I was new so was trying to make myself at home.

    Trawling – god it sounds like I was trying to pickup a 12 year old boy – cant you use another term?

    Thought it might help some other investors who are finding it hard to find anything but obviously dont want to break the rules so sorry for that – I didnt actually list the site, I just asked if it would be of interest. It must be of some interest as I have 12 PM’s in my inbox. So am I allowed to tell them or not? Can I send a PM or not to them?

    I cant take all the credit for getting the 2 years guaranteed. My buyers agent did this for me, he said he usually tries get a min of 12 months but for this property he got 2 years. I made the purchase subject to 2 years rental guarantee, pest and building and subject to finance.

    Really happy with my first dabble in the market looking at buying my next one in 3 months. I do feel I am on my way though …

    Great topic. This is close to my heart as I am in the process of purchasing my very first cashflow positive property. It is located in a Northern Queensland majour regional center. I purchased it with a 2 year guarantee on rental income.

    Do your due dilligence and +ve properties are still alive and kicking.
