    deals are still here in nz people, but westan is right , getting harder to find every day, have been on the road a week and only found two good opportunities that I have gotten to contract – one set of properties put an offer on and an Aussie bought them sight unseen from Australia for asking price + – I had offered asking price after seeing them, and adding up the work that needed doing!!!! What are Aussies doing without at least having a team on the ground to look for them – the risks get bigger and bigger with buying sight unseen!!! Go figure….

    Anyway, hope weather is great in Oz, pouring rain and freezing here at the moment in BOP!!!

    Has had my business.
    Will get my repeat business
    Is recommended to others by me
    I have personally met him and his family over a few day period – the integrity and honesty are evident in him and his investing partner
    I would use Westan’s services to purchase property for my parents (I love my parents!!! – not the inlaws!!!!!)
    Seriously, the guy is sound, doesn’t rip people off, and has demonstrated himself as a decent person regularly on this forum and in person to others who have met him.

    (Now you will want a reference about me I suppose!!!!)

    Hi guys

    I add interest, rates, insurance, and management fees up and deduct them from rental income. It ain’t positive unless its a figure in black at the end (and even then, think about repairs, maintenance if needed etc – but I factor an allowance into purchase price for the next few years of repairs, unexpected outgoings)

    NZ is a great place to invest in. I have spread my property purchases over a few locations – some arguments against this approach I am sure, but I feel comfortable having my eggs in different baskets if you like.

    As others have said in this thread, its really what level of risk and involvment you wish to take on – I live in QLD as well, but I am more comfortable buying in NZ, than in way outback small QLD towns with little in the way of supporting infrastructure. Others here are finding good cashflow in QLD in bigger towns.
    I have worked out a way to get +cf in Brisbane, but lack the funds to lend to purchase such a big investment outlay at present – I am working on it though!!!
    As with any area, NZ will have rubbish and good buys. It’s your research and due diligence that helps filter this out a little to minimise risk by increasing knowledge – after that you will be in the same boat as other investors – waiting to see where your future takes you!!
    I like NZ, good cf+ opportunities in good strong little towns. Why not??

    I agree with Yack, I would not buy sight unseen. But I think we may differ in exactly what sight unseen is. I buy in towns and areas I have visited, places I have done my homework on. I do however trust my team of people to look at the property and provide data for me without me necessarily seeing it myself.
    It is definitely something you weigh up risks/pros/cons of, and decide how you feel – price, who views it for me, return, style of house, all have a bearing on how comfortable I might feel about a particular property.
    At the end of the day, some of us do, some of us won’t buy sight unseen. Just be careful if you do, have someone check it out for you and have an out if you can.

    perhaps the number of visitors is in decline because of the inversely increasing numbers of crappy posts. Have a good look at the posts made by some members here. There are a host of posts that derail the original thread, hijack the thread topic, and as a bonus insult other forum members along the way. No wonder some of the ‘herd’ (thanks Yack got that from you) are staying away (for those unable to read between the lines, read it out here: quit posting nasty posts with pointed little bits in them that have a go at others.) If you don’t like a reply, don’t say anything, unless your response is decent. Its OK to disagree, just don’t be a pratt about it.
    So Westan, that’s why I think some people stay away, they can’t be bothered scrolling through trash to find the information they need to succeed out there.

    Absolutely HT007. I have annual inspections for houses, like I go to the dentist for myself, especially if the house has at risk areas – like timber to ground, previous attacks, termites in yard (or in my case fences and eating up the neighbours shed!!)
    I figure you spend the money buying the house, it is worth making sure that it is still there in its entirety next time you look!!!

    And yep, I like to go to the active members page to see what other topics people are looking at – that way you see where the main focus at that point is – I just happened to see that Monopoly was looking at ‘member profile’ and I wondered what that meant, so I clicked on it, and low and behold she was looking at me!!!!! No issue with that, no bad karma, no bad thoughts, just noted it in passing. I realised as well that if you did this you can see what other interesting topics that member has been following, I assumed that that was what Monopoly was doing – I didn’t even think of spying on me, ’cause spying assumes looking at something forbidden – Monopoly not doing that at all!! My profile is boring but out there in the public domain…

    I have had a valuation done that accounts for the post renovation value. However, the bank required that I provide written accepted quotes for the work, and they then paid the builder/tradesmen directly in a draw down type situation – I got the valuation, but bank had tight control of the dollars.
    This may be one possibility that 1hotvaluer is referring to – I don’t know, there may be others.

    That is a HUGE problem Misty!!! I had similar when I started getting a bruised spot on the back of my leg from sitting on a hard timber kitchen chair at the notebook for long hours!!! Rather than reduce the forum time or internet time, I went out and bought a better chair!!!!!

    I bought a house in Invercargill freehold two months ago. Land Value – $800.00!!! That leaves a lot of house and chattels in the equation to depreciate!!! Yeh I love NZ tax laws!!

    Buying, more cf+ deals on the way, and then closer to home later this year to have a look what’s happening here. Have already sold of Aus house to invest in several NZ properties. Will evaluate further in next few months whether to do same again.

    Don’t sweat it – which I can patently see you are probably not sweating!!!!!!!! I do however have issues with the picture of RussH with his jockstrap in a twist (grins evilly!!!)

    Absolutely, that’s why sometimes it is easier and probably better forum manners to let some of the interpreted barbs, slide past. They aren’t always meant to sting. Conversely, if someone is intending to stick you, ignoring them is eminently more satisfying!! Would you agree?? Stick in a few more emoticons, …. !@@$%R and stuff helps too.
    Burring up, just gets others burred up, which is entertaining – I saw you check out my profile, so you would know I have been following some of the more emotive threads – but burring up detracts from the intent of the original poster sometimes. I like to think I will burr up, then return to the topic at hand to finish my post perhaps!!!!
